PURE Property Management is seeking a dedicated Onsite Property Manager to join our dynamic team.

Salary Range: $60,000 to $65,000 annually

Pay Schedule: Biweekly

Work Hours: 40 hours per week

FLSA Status: Non-exempt

The Onsite Property Manager will oversee the comprehensive management and operation of our residential property. This role entails supervising daily activities, ensuring property maintenance, managing tenant relationships, and executing administrative responsibilities. The ideal candidate is expected to reside on the property and adhere to the outlined work schedule.

Weekly Schedule:

  • Monday: 10:00 am - 6:00 pm
  • Tuesday: 10:00 am - 6:00 pm
  • Wednesday: 10:00 am - 6:00 pm
  • Thursday: 10:00 am - 6:00 pm
  • Friday: 10:00 am - 6:00 pm
  • Saturday: 10:00 am - 3:30 pm

Key Responsibilities:

Conduct all operations in compliance with company policies, Fair Housing regulations, and applicable laws regarding residential rentals.

Rental Management:

  • Coordinate the turnover of vacant units.
  • Maintain cleanliness and orderliness of vacant units.
  • Analyze local market conditions to establish rental rates and incentives.
  • Advertise available units and assist prospective residents with inquiries and applications.
  • Manage resident communications and follow up on issues.
  • Monitor lease expirations and manage renewals.
  • Document necessary repairs and coordinate vendor services.
  • Organize resident events to enhance community engagement.

Administrative Duties:

  • Oversee all aspects of community operations.
  • Resolve resident complaints effectively.
  • Assist in budget planning and financial reporting.
  • Maintain records of tenants and property supplies.
  • Participate in staff meetings and training sessions.

Maintenance Oversight:

  • Ensure all service requests are documented and addressed.
  • Be the primary contact for after-hours emergencies.
  • Supervise maintenance staff and vendors.
  • Monitor property conditions and address safety concerns.

Qualifications:

  • Minimum of one year of experience in residential property management.
  • Ability to lift up to 40 lbs.
  • Physical capability to perform all tasks associated with the role.
