Salary Range: $60,000 to $65,000 Annually

Pay Schedule: Biweekly

Work Hours: 40 Hours/Week

Classification: Non-exempt

The Onsite Community Manager is accountable for the comprehensive management and operation of the residential community. This role encompasses overseeing daily operations, ensuring property maintenance, managing tenant relations, and executing administrative responsibilities. The selected candidate is expected to reside on the property and adhere to the outlined work schedule.

Work Schedule:

Monday to Friday: 10:00 am - 6:00 pm
Saturday: 10:00 am - 3:30 pm

KEY RESPONSIBILITIES:

Property Management:

  • Conduct all operations in compliance with company policies, Fair Housing regulations, and all applicable laws.
  • Manage the turnover process for vacant units.
  • Ensure that vacant units are consistently clean and presentable.
  • Analyze local market trends to establish rental rates and incentives.
  • Advertise available units and assist prospective residents with inquiries and tours.
  • Handle resident communications and follow up on all issues promptly.
  • Monitor lease expiration dates and manage renewals and rent increases.
  • Document necessary repairs and coordinate vendor services.
  • Organize resident events to foster community engagement.

Administrative Duties:

  • Oversee all aspects of community operations, focusing on asset preservation and resident satisfaction.
  • Resolve resident complaints in accordance with established guidelines.
  • Assist in budget preparation and planning.
  • Maintain records of tenants, vehicles, and property keys.
  • Attend staff meetings and training sessions regularly.

Maintenance Responsibilities:

  • Ensure all service requests are documented and addressed in a timely manner.
  • Be the primary contact for after-hours emergencies.
  • Supervise maintenance staff and vendors.
  • Regularly inspect common areas and ensure cleanliness.

PROPERTY OVERSIGHT:

  • Conduct daily property inspections to identify and resolve issues.
  • Ensure that all community amenities are in safe working order.

QUALIFICATIONS:

  • Minimum of one year of experience in residential property management.
  • Ability to lift up to 40 lbs.
  • Physical capability to perform tasks associated with property management.
