Overview:
Income Property Management (IPM) is seeking a dedicated Property Management Associate to enhance our Corporate Office team. This position entails overseeing a select portfolio of conventional properties, ensuring their aesthetic appeal, operational efficiency, and overall profitability.

Key Responsibilities:
The Property Management Associate will collaborate closely with a Portfolio Manager to exceed property owner expectations. Responsibilities include:

  • Screening potential residents and managing the rental collection process.
  • Issuing necessary notices and preparing detailed reports.
  • Drafting agreements pertinent to the assigned portfolio.

Compensation:
Annual Salary: $56,000 - $72,800.00

Exempt
Work Schedule:
Full-time, Monday to Friday, 8:30 AM - 5:00 PM

Major Duties:
The Property Management Associate will:

  • Foster positive relationships with property owners and the Portfolio Manager.
  • Deliver exceptional customer service while maintaining professionalism.
  • Oversee all aspects of assigned properties, including maintenance, marketing, and profitability.
  • Supervise and train on-site staff, ensuring effective performance management.
  • Maintain regular communication with the Portfolio Manager regarding property activities and issues.
  • Assist in drafting and presenting necessary documentation for staff management.
  • Implement marketing strategies and stay informed about the rental market.
  • Address resident concerns promptly and in accordance with company policies.
  • Ensure compliance with all relevant landlord/tenant laws.

Qualifications:
To be successful in this role, candidates should possess:

  • A High School diploma or equivalent.
  • Three (3) years of experience in property management.
  • Two (2) years of supervisory experience.
  • One (1) year of customer service experience.
  • Strong organizational and leadership skills.
  • Proficiency in Microsoft Office 365 and basic bookkeeping.
  • Reliable transportation and a valid driver's license.
