Job Overview

Position Title: Mobile Property Supervisor

Job Type: Full-time

Classification: Non-exempt

Work Schedule: Monday to Friday, 9:00 AM - 6:00 PM

Reports To: Portfolio Manager

Compensation Details:

  • Competitive hourly wage of $35.00
  • Monthly mobile phone stipend of $50.00
  • Monthly travel allowance of $200.00
  • Commission opportunities for leasing, ranging from $0.00 to $100.00 based on property performance.
  • Renewal commission opportunities, also ranging from $0.00 to $100.00 based on property performance.

Administrative Responsibilities:

  • Adhere to all Fair Housing and Equal Housing Opportunities regulations
  • Comply with relevant state landlord/tenant laws
  • Ensure timely and accurate payroll and commission submissions for yourself and your team
  • Prepare weekly, monthly, quarterly, and annual reports as required
  • Consult with legal advisors and attend court proceedings as necessary
  • Participate in training and development workshops

Operational & Financial Duties:

  • Market and promote the property effectively
  • Utilize industry-specific software for managing leads
  • Conduct property tours for prospective and current residents
  • Oversee the complete leasing process with potential residents
  • Ensure compliance with renter's insurance requirements
  • Collaborate with the Portfolio Manager on rental rates and concessions
  • Maintain a resident occupancy rate of 95%
  • Ensure timely rent collection and management of additional revenue
  • Handle delinquency processes
  • Manage petty cash and vendor invoices
  • Generate renewal offer letters and manage lease renewals after consulting with the Portfolio Manager
  • Monitor expenses to ensure adherence to the operating budget
  • Oversee turnover workflows, including vendor scheduling, inspections, and readiness
  • Assist the Portfolio Manager in preparing the annual budget
  • Perform other duties as assigned by the Portfolio Manager

Enhancing Resident Experience:

  • Engage with prospective and current tenants in a professional and courteous manner
  • Adapt to priority changes to address and resolve unexpected issues or emergencies
  • Minimize tenant turnover by identifying and mediating tenant relation challenges
  • Conduct quality assurance follow-ups on completed work orders
  • Organize resident events

Team Leadership:

  • Direct the performance of all administrative staff through clear instructions, training, and coaching
  • Oversee maintenance staff performance to ensure efficient and high-quality completion of work orders and turnovers
  • Hold regular staff meetings

Qualifications Required:

  • Authorization to work in the United States
  • High School Diploma or equivalent
  • Minimum of 2 years of experience in multi-family property management
  • At least 1 year of experience in staff supervision
  • Experience with Yardi Voyager and CRM systems preferred
  • Proficient in Microsoft Office Suite, including Outlook, Word, and Excel
  • Exhibit teamwork, professionalism, ethical behavior, excellent customer service, and communication skills, along with the ability to multitask and resolve conflicts

Work Environment:

  • Approximately 80% of the time spent in an office setting using a computer and phone
  • About 20% of the time inspecting property grounds, which may require climbing stairs and maneuvering walkways
  • Ability to lift or move objects weighing up to 20 pounds
