The Onsite Property Manager is tasked with the comprehensive management and operation of a residential community. This role encompasses overseeing daily property activities, ensuring maintenance standards, managing tenant interactions, and performing administrative duties. The ideal candidate will reside on the property and adhere to the outlined work schedule.

Typical Work Schedule:

  • Monday: 10:00 am - 6:00 pm
  • Tuesday: 10:00 am - 6:00 pm
  • Wednesday: 10:00 am - 6:00 pm
  • Thursday: 10:00 am - 6:00 pm
  • Friday: 10:00 am - 6:00 pm
  • Saturday: 10:00 am - 3:30 pm

Key Responsibilities:

Conduct all operations in compliance with company policies, Fair Housing regulations, and all applicable laws related to residential rentals.

Rental Management:

  • Oversee the turnover process of vacant units.
  • Maintain cleanliness and orderliness of vacant units.
  • Analyze local market trends to establish rental rates and incentives.
  • Promote available units and assist prospective residents with inquiries and applications.
  • Facilitate self-guided and manager-led tours for potential residents.
  • Maintain professional communication with residents and follow up on their concerns.
  • Manage rent collection processes and address delinquencies.
  • Issue and manage tenant notices as necessary.
  • Monitor lease expiration and manage renewals.
  • Document maintenance needs and coordinate vendor services.
  • Ensure high-quality marketing materials for vacancies.
  • Organize resident events to enhance community engagement.

Administrative Duties:

  • Oversee all aspects of community operations, focusing on asset preservation and resident satisfaction.
  • Resolve resident complaints effectively.
  • Assist in budget planning and financial management.
  • Maintain security of keys and access devices.
  • Conduct various inspections of units and common areas.
  • Enforce community rules and regulations.
  • Maintain accurate records of tenants and property assets.
  • Prepare monthly expense reports.
  • Order supplies as needed for property maintenance.
  • Participate in staff meetings and training sessions.

Maintenance Responsibilities:

  • Document and track service requests.
  • Be available for after-hours emergencies and respond as needed.
  • Manage vendor relationships for maintenance services.
  • Supervise onsite maintenance staff and ensure cleanliness of common areas.
  • Coordinate with landscaping services for property upkeep.

Property Oversight:

  • Conduct daily inspections of the property to identify and resolve issues.
  • Ensure gym equipment is safe and functional.

Qualifications:

  • Minimum of one year of experience in residential property management.
  • Ability to lift up to 40 lbs.
  • Physical capability to perform tasks associated with property management.
