Overview:
The Commercial and Residential Management Group (CRMG) is in search of a skilled Commercial Portfolio Manager to oversee our Commercial Team. In this role, you will be accountable for the aesthetics, inventory, upkeep, and profitability of the portfolio, ensuring that we meet and surpass the expectations of property owners while adhering to company policies. You will serve as the primary liaison for property owners, fostering and sustaining robust relationships that are measured by retention, profitability, and tenant satisfaction. The portfolio includes retail, office, and light industrial properties.
Key Responsibilities:
- Manage all facets of property oversight, including coordination with vendors, appraisers, assessors, and government inspectors during site visits and capital projects; submit and manage insurance claims related to property and liability, including mitigation and repairs.
- Maintain ongoing communication with property owners regarding pricing, building projects, current and future activities, tenant issues, and provide recommendations to enhance the efficiency and profitability of the properties.
- Supervise contracts, including janitorial, day porter, and landscaping services, ensuring that the level of service meets tenant and owner expectations.
- Ensure that spaces are delivered to tenants as stipulated in their leases, including any necessary tenant improvement work and cleaning/upgrades.
- Issue delinquency notices as permitted by tenant leases; follow up as necessary and recommend legal action or lease termination to the owner when required.
- Negotiate contracts and oversee maintenance tasks performed by external contractors or vendors, ensuring compliance with contract specifications.
- Review and respond to owner inquiries regarding property budgets, monthly financial reports, variance reports, profit and loss statements, and other custom reports as defined by the owner.
- Conduct annual reconciliations for properties as outlined in leases.
- Minimum of two (2) years of experience in Commercial Portfolio Management is required.
- Experience in Retail and Shopping Centers is highly preferred.
- A current and valid Real Estate License in Oregon or Washington is preferred.
- A four-year degree or equivalent experience is preferred.
- Familiarity with Entrata software is preferred.
- Proficient in computer applications and capable of learning company-specific software.
- Knowledge of landlord/tenant laws, State and Federal Labor Laws, and Fair Housing Laws, with a commitment to non-discriminatory practices.
- Self-motivated with the ability to work collaboratively as part of a team or independently, demonstrating flexibility in adapting to changing circumstances.
- Excellent written and verbal communication skills, with a strong ability to engage with individuals from diverse backgrounds.
- Possess reliable transportation and a valid driver's license with proof of insurance and a clean driving record.
