Position Overview: The Commercial and Residential Management Group (CRMG) is seeking a dedicated Property Management Associate to support the Corporate Office. This role involves assisting a Portfolio Manager in overseeing various properties, ensuring their visual appeal, inventory management, cleanliness, maintenance, marketing strategies, and overall profitability. The Property Management Associate will also gradually take on a small portfolio of properties for direct management.
Key Responsibilities:
- Foster positive relationships with property owners and the Portfolio Manager, demonstrating exceptional customer service and professionalism towards clients, vendors, and residents.
- Oversee all facets of assigned properties, including their appearance, inventory, cleanliness, maintenance, marketing efforts, and profitability, while adhering to company policies and exceeding the Portfolio Manager's expectations.
- Recruit, manage, and evaluate on-site staff, including property managers, ensuring effective performance and addressing any conflicts or complaints.
- Maintain open communication with the Portfolio Manager regarding ongoing activities and challenges at the properties.
- Participate in company meetings and planning sessions as required.
- Assist the Portfolio Manager in preparing necessary documentation for new hires, terminations, and performance reviews.
- Support the Portfolio Manager in addressing employee concerns and disciplinary matters when necessary.
- Help supervise on-site staff effectively.
- Contribute to the development and execution of marketing campaigns and strategies.
- Stay informed about the rental market to better understand potential residents' needs.
- Address resident concerns promptly and professionally, ensuring compliance with company policies.
- Monitor late rental payments, issue necessary notices, and, with Portfolio Manager approval, manage tenancy terminations.
- Respond to after-hours emergencies as needed.
- Prepare and review legal notices to residents, ensuring adherence to landlord/tenant laws.
- Evaluate applicant screening reports and make decisions based on established criteria, collaborating with Portfolio Managers as necessary.
Qualifications:
- High School diploma or equivalent.
- A minimum of three years of experience in property management.
- At least two years of supervisory experience.
- One year of customer service experience.
- Familiarity with social media is a plus.
- Basic math skills for bookkeeping tasks related to rent collection and report preparation.
- In-depth knowledge of landlord, tenant, and fair housing laws.
- Proficiency in English, both written and verbal.
- Strong organizational and leadership skills.
- Ability to utilize critical thinking skills for effective multitasking and time management.
- Advanced skills in Microsoft Office 365 and familiarity with office equipment.
- Excellent active listening skills to understand and address employee and resident needs.
- Ability to interact professionally with a diverse population.
- Possession of reliable transportation and a valid driver's license.
