Position Overview

Essential Qualifications
Preferred qualifications include a State Builder's License and HVAC certification; a valid driver's license is mandatory (no restrictions).
Basic computer proficiency is necessary.

Extensive knowledge of practices, methods, and techniques related to building and facility upkeep and repair is essential; Familiarity with tools and equipment used in building maintenance and construction trades is crucial; Awareness of safety standards and protocols is required.

Strong verbal and written communication skills are essential; Effective problem-solving abilities are a must.
Demonstrated leadership capabilities are necessary; Ability to educate staff on company policies and their specific job functions.
As a Facilities Operations Manager, you must excel under pressure and enforce safety and security regulations.

Exceptional organizational skills are required as this role involves maintaining schedules and records; a keen attention to detail and the ability to accurately follow client directives are vital.

Key Responsibilities
Oversee maintenance personnel by establishing workloads and schedules.
Assess staff performance and make recommendations regarding hiring or termination; Inspire and guide your team to deliver exceptional service.
Ensure compliance with local and state building codes in maintaining established facilities.
Manage all maintenance departments concerning cost efficiency, methodologies, and staffing. Set and ensure adherence to budgets, timelines, work plans, and performance standards.

Provide technical expertise and support for maintenance projects and assist as necessary; Prepare service estimates based on labor, materials, and equipment costs while managing budgets for individual projects; Generate periodic reports, including cycle time reports on work order completion rates.

Collaborate with the President to develop and implement policies and procedures that align with departmental objectives.

Negotiate contracts with subcontractors and evaluate their work to ensure adherence to safe work practices and operational procedures.

Ensure that preventative maintenance protocols are executed on a scheduled basis and maintain accurate maintenance records for equipment; Recommend equipment replacements when necessary and assess new equipment for durability and value.

Foster and maintain positive working relationships with colleagues, vendors, and the public.
Strive for continuous improvement within the organization.
Work Environment
This role requires prolonged periods of standing.

While performing the duties of this position, effective communication with others is essential, as well as the ability to sit, stand, walk, and use hands to operate a keyboard, telephone, paper, files, and other equipment.

The employee may occasionally need to reach with hands and arms. This position necessitates the ability to review detailed documents and interpret computer screens. The employee may occasionally lift and/or move up to 25 pounds. The work environment necessitates appropriate interaction with others. The noise level in the work environment is moderate. Occasional travel to various locations may be required.
