As a Maintenance and Housekeeping Manager, you will oversee the daily management of maintenance and housekeeping personnel. This role demands advanced supervisory skills and expertise in maintaining and repairing commercial properties, senior living facilities, and multi-family housing, alongside organizing effective cleaning operations. Collaboration across various departments and with staff is essential for success.

Qualifications:

  • Proficient in basic computer operations.
  • Extensive knowledge of maintenance practices, methods, and techniques relevant to building upkeep.
  • Familiarity with tools and equipment used in maintenance and construction trades.
  • In-depth understanding of safety protocols and standards.
  • Excellent verbal and written communication skills; Strong problem-solving capabilities.
  • Demonstrated leadership qualities; Ability to train team members on company policies and job duties.
  • Ability to perform well under pressure while enforcing safety regulations.
  • Highly organized with a keen attention to detail; Capable of maintaining schedules and records while following client instructions precisely.

Key Responsibilities:

  • Supervise maintenance and housekeeping teams by assigning workloads and establishing schedules.
  • Assess staff performance and recommend hiring or termination; Inspire and manage staff to deliver high-quality service.
  • Ensure compliance with local and state building regulations in maintaining facilities.
  • Oversee the operations of maintenance and housekeeping departments concerning cost control, methodologies, and staffing; Ensure adherence to budgets, schedules, and performance standards.
  • Provide technical expertise for maintenance and housekeeping initiatives and assist as needed; Prepare service estimates based on labor, materials, and equipment costs while managing project budgets; Generate periodic reports on work order completion rates.
  • Collaborate with leadership to formulate and implement departmental policies and objectives.
  • Negotiate contracts with subcontractors and evaluate their work to ensure adherence to safety practices and operational standards.
  • Ensure scheduled preventative maintenance tasks are completed and maintain records for equipment; Recommend equipment replacements when necessary and assess new equipment for durability and value.
  • Address customer concerns regarding housekeeping services; Investigate and resolve complaints.
  • Foster and maintain positive working relationships with employees, vendors, and the community.
  • Strive for continuous improvement within the organization.

Working Conditions:

This role requires prolonged periods of standing. Regular tasks include talking, hearing, standing, walking, sitting, using hands for handling or feeling, reaching, and occasional lifting of up to 25 pounds. Effective communication with others is essential, as is the ability to review detailed documents and interact appropriately in a moderate noise environment. Some travel to various locations may be necessary.
