Role Summary:

As a Maintenance and Housekeeping Manager, you will oversee the daily management of maintenance and housekeeping teams. This role necessitates advanced supervisory skills in managing personnel responsible for the upkeep and repair of commercial, senior living, and multi-family properties, as well as coordinating daily cleaning operations. Collaboration across various departments and with other staff members is essential for success.

Qualifications:

  • Proficient in basic computer operations.
  • Extensive knowledge of maintenance practices, methods, and techniques related to building upkeep.
  • Familiarity with tools and equipment used in building maintenance and construction.
  • In-depth understanding of safety standards and protocols.
  • Excellent verbal and written communication skills; strong problem-solving capabilities.
  • Demonstrated leadership skills; ability to train staff on company policies and job functions.
  • Capacity to perform well under pressure while enforcing safety regulations.
  • Highly organized, with the ability to maintain schedules and records; exceptional attention to detail and the capacity to follow client directives precisely.

Key Responsibilities:

  • Supervise maintenance and housekeeping personnel by establishing workloads and schedules.
  • Assess staff performance and make recommendations regarding hiring or termination; inspire and guide staff to deliver exceptional service.
  • Ensure compliance with local and state building codes for all facilities.
  • Oversee all maintenance and housekeeping operations concerning cost management, methods, and staffing; ensure adherence to budgets, schedules, work plans, and performance standards.
  • Provide technical expertise for maintenance and housekeeping projects and assist as needed; prepare service estimates based on labor, materials, and equipment costs while managing project budgets; generate periodic reports on work order completion rates.
  • Collaborate with the President to develop and implement departmental policies and goals.
  • Negotiate contracts with subcontractors and inspect their work to ensure compliance with safety practices and operational procedures.
  • Ensure scheduled preventative maintenance procedures are executed and maintain equipment maintenance records; recommend equipment replacements when necessary and assess new equipment for durability and value.
  • Address customer housekeeping concerns; investigate complaints regarding cleaning services.
  • Foster and maintain effective working relationships with employees, vendors, and the general public.
  • Continuously strive for improvement within the organization.

Working Conditions:

This role requires prolonged periods of standing. The employee will frequently engage in talking or listening, standing, walking, sitting, using hands for handling or feeling, reaching with hands and arms, and occasionally stooping, kneeling, crouching, or crawling. The ability to wear Personal Protective Equipment (PPE) is necessary. The employee may occasionally lift or move up to 25 pounds. Effective communication with others, as well as the ability to review detailed documents and read computer screens, is essential. The work environment necessitates appropriate interaction with others, and the noise level is moderate. Occasional travel to various locations may be required.
