Vice President of Land Acquisition

Camillo Companies is in search of a seasoned Vice President of Land Acquisition. The ideal candidate will possess the expertise to identify, analyze, and secure new land opportunities to facilitate the company's growth objectives. This role is crucial in ensuring the alignment of land acquisition strategies with the overarching goals of the organization.
Key Responsibilities:- Identify and evaluate potential land parcels for acquisition that align with strategic objectives.
- Oversee the development phases and entitlement processes after land acquisition.
- Collaborate with the Corporate Land Development team to explore new community development projects.
- Maintain and expand a robust network of brokers and industry contacts.
- Foster relationships within the business community to uncover additional acquisition opportunities.
- Negotiate land purchase agreements with landowners, legal representatives, and brokers.
- Conduct thorough reviews of land valuation assessments.
- Prepare necessary documentation and analyses for corporate approval of land acquisitions.
- Collaborate with the Land & Legal team to finalize contracts and manage lot takedowns.
- Prepare and submit Letters of Intent (LOI) in conjunction with legal counsel.
- Manage the Due Diligence Checklist and ensure compliance with deadlines.
- Work alongside the Land Development Manager and local engineers to assess site plans and development considerations.
- Analyze title commitments in partnership with legal advisors.
- Present and address environmental and infrastructure issues related to potential development sites.
- Conduct cash flow analyses for development projects.
- Prepare market research to substantiate proposed development initiatives.
- Utilize Geographic Information System (GIS) tools and other software for market analysis.
- Evaluate financial proformas to assess the viability of new community developments.
- Stay informed about product trends and best practices in community development.
- Travel as necessary for site evaluations and meetings.
- Oversee all lot transactions within the division.
- Manage staff and operations related to land development in the region.
- Negotiate development agreements with municipal authorities.
- Direct all aspects of new subdivision development from initial planning to final approvals.
- Ensure compliance with project timelines and quality standards through regular inspections.
- Possess a strong understanding of mapping, soil conditions, and civil engineering drawings.
- Navigate government approval processes for residential infrastructure projects.
- Oversee contract negotiations with legal representatives for land development services.
- Facilitate the creation of Homeowners Associations (HOAs) and related documentation.
- Supervise all office and field personnel within the division.
- Professional demeanor with a strong focus on customer service.
- Exceptional time management, attention to detail, and multitasking abilities.
- Strong analytical and problem-solving skills.
- Excellent communication skills, both verbal and written, with proficiency in English.
- Knowledge of effective management techniques and employee relations.

- A minimum of 5 years of experience in land development or infrastructure construction.
- A bachelor's degree in construction management, civil engineering, or a related field is preferred.
