Job Summary:

The Professional Diversity Network is seeking a seasoned Vice President of Land Acquisition and Development. The successful candidate will be responsible for identifying, analyzing, and securing new land opportunities to facilitate the organization’s growth objectives. This position will report directly to the Corporate Director of Land Acquisition and Development. The ideal applicant will possess a strong background in administrative and executive support tasks, demonstrating the ability to work autonomously with minimal oversight. A high level of organization, adaptability, and a passion for addressing administrative challenges in both office and field settings are essential.

Duties/Responsibilities:

  • Identify, analyze, and secure new land parcels that align with strategic division objectives.
  • Oversee development phases and entitlement processes following acquisition.
  • Collaborate with the Corporate Land Development Department on prospective development projects.
  • Maintain a robust network of brokers.
  • Foster relationships within the business community to explore additional acquisition opportunities.
  • Negotiate property acquisitions with landowners, legal representatives, or brokers.
  • Conduct reviews of land valuation assessments.
  • Prepare documentation and analyses for corporate approval of land acquisitions.
  • Coordinate with the Land & Legal team to finalize contracts and manage lot takedowns.
  • Prepare and submit Letters of Intent (LOI) in collaboration with legal counsel.
  • Manage the Due Diligence Checklist and associated timelines.
  • Work alongside the Land Development Manager and local engineers to assess site plans and development considerations.
  • Analyze title commitments in conjunction with legal advisors.
  • Understand and communicate drainage, water and sewer, property access, environmental, and floodplain issues related to potential development sites.
  • Conduct cash flow analyses for development sites.
  • Prepare market research to support proposed development initiatives.
  • Utilize Geographic Information System (GIS) platforms, Metrostudy software, MLS, and local government resources for market research and analysis.
  • Develop and evaluate financial proformas to assess the viability of new communities.
  • Maintain awareness of product offerings and review product libraries for optimal community design considerations.
  • Travel as necessary for overnight assignments.
  • Oversee all lot transactions within the division.
  • Manage all personnel and aspects of land development within the satellite division.
  • Negotiate development agreements with local municipalities.
  • Direct all phases of new subdivision development from initial planning to final approvals and transitions to homeowners' associations and builders.
  • Supervise all field operations and staff for land development, ensuring timely inspections and adherence to quality standards.
  • Possess a strong understanding of Final Maps, Soil Conditions, Utility Design, and Civil Improvement Drawings.
  • Navigate government approval processes necessary for obtaining preliminary approvals and construction permits for residential infrastructure.
  • Oversee contract negotiations with legal counsel for services provided by land development contractors.
  • Facilitate the creation of homeowners' associations in collaboration with legal counsel, including governing documents and acting as a liaison as needed.
  • Supervise all office and field personnel related to the division.

Education and Experience:

A minimum of 5 years of experience in land development or infrastructure construction, with progressively increasing levels of oversight responsibility preferred. A bachelor’s degree in construction management, civil engineering, or a related field is preferred.
