Overview:

The Commercial and Residential Management Group (CRMG) is in search of a skilled Commercial Portfolio Manager to oversee our diverse portfolio. In this role, you will be accountable for the aesthetic appeal, inventory management, cleanliness, upkeep, and financial performance of the properties, ensuring that we meet and surpass the expectations of property owners while adhering to company policies. You will serve as the primary liaison for property owners, fostering and nurturing robust relationships that are evaluated through retention rates, profitability, and tenant satisfaction. The portfolio encompasses retail, office, and light industrial properties.

Compensation: $70,000 to $85,000 (Dependent on Experience)

Office Schedule: Monday to Friday, 8 am - 5 pm

Additional Benefits: Monthly cell phone stipend and mileage reimbursement.

Key Responsibilities:
  • Manage all facets of property management, including collaboration with vendors, appraisers, assessors, and government inspectors during site evaluations and capital projects; submit and manage insurance claims related to property and liability.
  • Maintain regular communication with property owners regarding pricing strategies, building projects, ongoing activities, tenant issues, and provide recommendations to enhance property efficiency and profitability.
  • Oversee service contracts (including janitorial, day porter, and landscaping services), ensuring that property inspections align with tenant and owner expectations.
  • Ensure properties are delivered to tenants in accordance with lease agreements, including any necessary improvements and cleaning.
  • Issue delinquency notices as permitted by tenant leases; follow up as necessary and recommend legal action or lease termination to property owners when required.
  • Negotiate contracts and supervise maintenance work performed by external contractors, ensuring compliance with contract specifications.
  • Review and respond to property owners' inquiries regarding budgets, financial reports, variance reports, profit and loss statements, and other custom reports as defined by the owner.
  • Conduct annual reconciliations for properties as specified by lease agreements.
Qualifications:
  • Minimum of two (2) years of experience in Commercial Portfolio Management.
  • Prior experience in Retail and Shopping Centers is highly desirable.
  • Possession of a current and valid Real Estate License in Oregon/Washington is preferred.
  • A four-year degree or equivalent experience is advantageous.
  • Familiarity with Entrata software is preferred.
  • Proficient in computer applications and able to learn new software programs.
  • Knowledge of landlord/tenant laws, State and Federal Labor Laws, and Fair Housing Laws, with a commitment to non-discriminatory practices.
  • Self-motivated with the ability to work effectively both independently and as part of a team, demonstrating flexibility in adapting to changing circumstances.
  • Excellent written and verbal communication skills, with the ability to engage with individuals from diverse backgrounds.
  • Reliable transportation, valid driver's license, proof of insurance, and a clean driving record are required.
