Job Description

James Monroe Homes is seeking a highly skilled New Home Sales Director to lead our sales team in the Lexington, KY area. This critical role will oversee both sales and marketing efforts, reporting directly to the President of the company. The ideal candidate will have substantial experience in homebuilding and a proven track record of driving sales growth.

Key Responsibilities:
  • Align Sales Strategies with corporate goals to meet and exceed sales and revenue projections.
  • Lead the Sales Team to meet quotas, providing leadership and coaching to ensure sales success.
  • Improve Sales Processes by assessing and implementing new procedures to drive efficiency and effectiveness.
  • Motivate and Support the sales team, fostering a positive and productive work environment.
  • Build Realtor Relationships to drive sales growth and customer satisfaction.
  • Manage Sales Operations by ensuring accurate contracts and timely updates to secure closings.
  • Develop Sales Forecasts in collaboration with the executive team to meet business expectations.
  • Coordinate Marketing Efforts to develop and implement new campaigns, programs, and tools for online and digital marketing.
  • Oversee Model Center Openings to ensure a seamless sales experience.
  • Excellent Sales and Customer Service Skills with proven negotiation skills.
  • Ability to Work in a Fast-Paced Environment with speed, precision, and accuracy.
  • Evaluate Performance through observation and measurement, suggesting corrective actions as needed.
  • Conduct Weekly Sales Meetings and community visits to stay informed about sales status and opportunities.
  • Resolve Customer Complaints and other issues that impact sales operations.
  • Ensure Effective Communication with marketing resources to produce effective marketing content.
  • Perform Market Analysis to optimize sales results.
  • Produce and Evaluate Sales KPIs on a monthly basis.
  • Ensure Process Adherence and adjust procedures as necessary to maintain an efficient flow of information.
  • Hold Team Members Accountable for meeting sales goals, using a structured coaching approach.
  • Coach the Sales Team through instruction, role-playing, and interactive discussion.
  • Own the CRM Process and ensure sales team engagement with the program.
Requirements and Qualifications:
  • Self-Starter with a proven track record of driving sales growth.
  • Skilled in Sales, Training, and Motivation with a focus on high-volume production homebuilding.
  • Analytical and Innovative in using data to create successful strategies.
  • Well-Versed in Microsoft Office, Google Analytics, and Social Media with a focus on digital marketing.
  • Real Estate Experience Required with a minimum of 5-10 years of sales and marketing experience.
  • Minimum 5 Years of Managerial Experience with a focus on sales and marketing leadership.
  • Bachelor's Degree or Equivalent with a focus on business or a related field.
  • Excellent Verbal and Written Communication Skills with a focus on customer service and negotiation.
  • Must Possess Integrity and High Moral Qualities with a focus on ethics and professionalism.
  • Must Be Calm, Collected, and Under Control with a positive professional attitude.
  • Must Pass Background and Drug Screening with a focus on safety and security.
