The Assistant Community Director is fully accountable in assisting the Community Director with the day-to-day property operations, and managing the asset to meet the client's expressed operational and financial goals.Assists with the supervision of on-site staff, which may include: Resident Services Coordinator(s), Compliance Specialist(s), Leasing Manager, Leasing Consultant(s), Maintenance Supervisor(s), Maintenance Technician(s), Make-Ready or Rehab Technician(s), Groundskeeper(s)/Porter(s), Painter(s), and Cleaner(s)/Housekeeper(s).Employee ManagementOperate the property in the absence of the Community DirectorEnsure that all online marketing sources are updated (e.g., Craigslist) dailyRevenue ManagementAssists the Community Director in maximizing revenue potential of the property through the management of lease expirations and timely turnoverAssists the Community Director with the management of monthly rent collections and delinquency to include timely deposit and security of funds according to FPI policiesMeet all periodic reporting requirements as requested/required e.g., Month End, Weekly Reports, Collection/Eviction Files etc.Must have experience in affordable housing programs including but not limited to: LIHTC, HUD programs (Project Based Section 8, Section 236, PRAC, 811 PRA), USDRural Development (515), HCD, HOME Funds and Bonds.
