Position Overview:
The Facilities Maintenance Lead is tasked with executing repair and maintenance responsibilities at designated properties, supervising vendor work, and assisting the Facilities Team across various Community Roots Housing locations as required.

Key Responsibilities:
  • Utilize expertise in plumbing, electrical, carpentry, appliance, mechanical, and facilities maintenance to address issues within a Community Roots Housing apartment community.
  • Conduct daily inspections of buildings and properties to ensure cleanliness, safety, security, and operational systems.
  • Diagnose building system issues and manage vendor repairs as necessary.
  • Uphold the quality of building systems and components to meet industry standards.
  • Collaborate with the Maintenance Manager and team members for effective property maintenance and complete assigned work orders.
  • Safeguard tools and equipment in designated areas, ensuring proper security measures are in place and tracking inventory.
  • Oversee the procurement and accurate inventory of maintenance supplies, adhering to budget constraints.
  • Process maintenance invoices in accordance with Finance and Accounting policies.
  • Ensure maintenance records are accurate and comprehensive, documenting all repair activities as per CRH policies.
  • Maintain a list of approved, cost-effective suppliers.
  • Contribute to annual budget preparation with relevant information.
  • Advise the Site Manager on equipment, appliance, and material purchasing and inventory needs.
  • Document all bids and related documents following the Public Works/Prevailing Wage process applicable to the portfolio.
  • Stay informed of and operate within Seattle and Washington State Landlord Tenant, Fair Housing, and ADA regulations.
  • Respond to building emergencies, initiate necessary actions, and adhere to emergency protocols.
  • Share on-call responsibilities after hours with fellow maintenance team members.
  • Timely report all maintenance issues and propose purchases to the Maintenance Manager.
  • Assist with annual inspections of units and common areas.
  • Maintain a professional appearance and comply with the uniform policy.
  • Participate in scheduled meetings and complete required training sessions.
  • Possess reliable transportation for travel between sites, if applicable.
  • Perform other duties as assigned.
Qualifications:

Minimum Requirements:
  • High School Diploma or GED.
  • At least 2 years of experience as an Apartment Maintenance Technician or in a related field.
  • General knowledge and ability to perform basic plumbing, electrical, carpentry, appliance repair, building hardware/lock systems, wall repair, and painting.
  • Proficient in speaking, reading, and writing standard business English.
  • Basic computer skills, including email, MS Word, and MS Excel.
  • Ability to follow instructions accurately and solve problems effectively.
  • Capability to maintain accurate records and perform basic mathematical calculations.
  • Ability to work effectively with individuals from diverse backgrounds and communication styles.
  • Strong organizational skills to prioritize tasks and manage multiple interruptions while working independently.
Preferred Qualifications:
  • Experience with plumbing, electrical, and mechanical systems.
  • Experience supervising vendors and maintenance staff, both skilled and unskilled.
  • Experience in negotiating vendor contracts.
  • Knowledge of Landlord Tenant Laws or willingness to undergo training.
  • Ability to work with minimal supervision.
  • Willingness to mentor other staff and learn new applications.
  • Certifications in CAMT, HVAC, Plumbing, or Electrical.

Physical Requirements:
Ability to perform essential physical tasks, including constant hearing and seeing; frequent standing, walking on various surfaces, driving, lifting and carrying up to 10 pounds, climbing stairs, reaching (from knees to shoulders), repetitive hand motions, handling/grasping, and talking. Occasional tasks include sitting, lifting and carrying up to 50 pounds, pushing/pulling, climbing ladders, working at heights, bending, twisting, crouching, kneeling, and reaching (below knees and above shoulders). Seldom tasks may involve crawling and lifting up to 60 pounds.
