Department Overview: The Asset Management Property Operations Department is dedicated to safeguarding and enhancing the value of City-owned real estate assets while catering to the operational requirements of tenant businesses. Additionally, the Department is responsible for generating revenue through lease and permit fees for the Economic Development Corporation (EDC) and assists in resource allocation across its properties.

Role Summary: The Vice President of Public Market Operations will oversee the management and daily functioning of public markets, providing essential support to Senior Associate managers at various market sites. This position entails direct oversight of the flagship market and encompasses responsibilities such as managing current leases and permits, negotiating new agreements, and supervising construction projects led by both tenants and EDC. The Vice President is expected to adopt a proactive and comprehensive approach to portfolio management, aligning with the objectives of the City and EDC.

The Vice President will cultivate and sustain relationships with key stakeholders and the community, actively pursuing new tenants and programming opportunities to enrich the portfolio. This role also involves assisting the Vice President of Public Markets in documenting priority initiatives and inter-agency projects aimed at identifying potential new revenue streams that align with the portfolio's brand.

Key Responsibilities:

  • Oversee a diverse portfolio of leases, permits, and properties on behalf of the City of New York.
  • Develop and implement cross-portfolio strategies aimed at achieving both financial and policy objectives.
  • Engage with current and prospective tenants to ensure their goals are met.
  • Evaluate potential portfolio changes and provide recommendations to senior management.
  • Foster positive partnerships with all stakeholders, including tenants, EDC management, and government entities.
  • Collaborate with the portfolio team to prepare annual budgets for revenue and expenses, ensuring accuracy in forecasts.
  • Represent the organization at various venues to showcase project performance and strategic initiatives.
  • Contribute to the development of business, marketing, and activation strategies for the Public Market Portfolio.
  • Manage procurement processes to identify and onboard new tenants and vendors.
  • Assist in the preparation of contracts, requests for proposals (RFPs), and reports.
  • Maintain comprehensive knowledge of all Public Market Portfolio assets, including leasing restrictions and site histories.
  • Work with marketing and community partners to create a property marketing toolkit.
  • Act as the primary onsite contact for all inquiries.
  • Respond promptly to all new inquiries.
  • Perform additional duties as assigned.

Qualifications:

  • A Bachelor’s degree or equivalent in facilities management, property management, urban planning, real estate, business, event planning, marketing, hospitality, or a related field.
  • 5+ years of experience in market management, building management, or restaurant management, with a focus on operations and community development.
  • Strong verbal and written communication skills in both English and Spanish, with the ability to present to diverse audiences.
  • Commitment to customer service and community engagement.
  • Proven ability to manage projects effectively under tight deadlines.
  • Resourceful, results-oriented, and adaptable to changing priorities.
  • General computer proficiency and the ability to learn financial software.
  • Willingness to work flexible hours, including evenings and weekends as necessary.
  • New York City residency is required within a specified timeframe after hiring.
