Department Overview: The Asset Management Property Operations Department is tasked with safeguarding and enhancing the value of City-owned real estate assets while catering to the operational requirements of tenant businesses. Additionally, the Department is responsible for generating lease and permit fee income revenue for the Economic Development Corporation (EDC) and aiding in the allocation of resources among its properties.

Position Overview: The Vice President (VP) of the Public Markets Portfolio will oversee the tenanting and daily operations of the markets, providing support to the Senior Associate managers at each market site. This role encompasses direct management of the flagship market. Responsibilities include managing existing leases and permits, negotiating new agreements, and supervising both tenant- and EDC-led construction initiatives. The VP is expected to adopt a proactive and comprehensive approach to the portfolio, aligning with and fulfilling the goals of the city and EDC.

The VP will cultivate and maintain relationships with key stakeholders and the community. This role involves actively pursuing new tenants and programming opportunities to enhance the portfolio. The VP will also assist the Senior Vice President of Public Markets in documenting high-priority, portfolio-wide initiatives and inter-agency projects to identify potential new revenue streams for the portfolio.

Essential Duties & Responsibilities:
  • Oversee a diverse portfolio of leases, permits, and properties on behalf of the City of New York.
  • Develop and implement cross-portfolio strategies targeting dual-bottom line and/or policy outcomes.
  • Engage with existing and prospective tenants to ensure their objectives are met.
  • Analyze potential changes to the portfolio and formulate recommendations for senior management.
  • Proactively communicate and establish positive partnerships with all stakeholders (e.g., tenants, EDC management, City Hall, and other governmental entities).
  • Collaborate with the portfolio team to prepare annual revenue and expense budgets, verifying forecasted revenues and utility reimbursement calculations.
  • Represent the organization at all required venues to present project and asset performance, implemented strategies, and thought leadership through case studies.
  • Contribute to the development of the Public Market Portfolio business, marketing, and activation strategy, including P&L management, site identification, capital investment, and project timelines.
  • Manage procurement processes to identify new tenants and vendors.
  • Assist in the preparation of various contracts, requests for proposals (RFPs), and reports.
  • Maintain comprehensive knowledge of all Public Market Portfolio assets, including site capacity, leasing restrictions, pricing, and site history.
  • Work with marketing and community partners to develop asset-specific property marketing toolkits, cataloging all relevant site information.
  • Serve as the onsite point of contact.
  • Respond promptly to all new inquiries.
  • Perform other duties as assigned.
Requirements:
  • An undergraduate degree or equivalent in facilities management, property management, urban planning, real estate, business, event planning, marketing, hospitality, or a related field.
  • 5+ years of experience in market, building, or restaurant management, overseeing staff and/or tenants with daily operational oversight, commercial real estate community programming/community development, and/or economic development.
  • Demonstrated verbal and written communication skills required in both English and Spanish, including the ability to present to diverse audiences.
  • Commitment to customer service, client engagement, and community involvement.
  • Ability to manage projects against tight timelines with a proactive and collaborative approach.
  • Strong sense of urgency and responsibility to meet deadlines and objectives.
  • Resourceful, enterprising, and results-oriented.
  • General computer skills and aptitude for learning various financial software programs.
  • Ability to adapt to changing priorities and circumstances.
  • Capacity to work independently in the field with minimal oversight.
  • Schedule flexibility, including evenings and weekends as necessary.
  • New York City residency is required within a specified timeframe of hire.
Salary Range:

$95,000-$98,000 USD
