Florida Crystals Corporation's real estate division, FCI Residential, specializes in multi-family residential development in urban and in-fill locations, managing approximately 3,300 units in various stages of development across Florida.

POSITION OVERVIEW

The Assistant Property Manager plays a crucial role in the seamless operation of the property, working under the guidance of the Property Manager. This position is capable of taking charge in the absence of the Property Manager and Leasing Professional.

KEY RESPONSIBILITIES

  • Foster and maintain exceptional customer service relationships with both prospective and current residents.
  • Ensure that the leasing office, tour pathways, model apartments, vacant units, amenities, and overall community aesthetics are maintained to the highest standards.
  • Effectively promote the community's features and services, demonstrating comprehensive knowledge of the property and its competitors.
  • Achieve a high conversion rate of leads into leases by managing phone inquiries and internet leads effectively.
  • Ensure all guest information is accurately recorded in the property management software and follow up with prospects accordingly.
  • Prepare and manage all lease-related documentation, including applications, move-in information, lease files, renewal letters, and move-out requests.
  • Assist the Property Manager with weekly and monthly financial reporting tasks.
  • Manage collection efforts for outstanding balances from former residents.
  • Oversee the management of the property's renter insurance policies to ensure compliance.
  • Coordinate the make-ready process with the maintenance team to ensure timely and quality completion of tasks.
  • Address and resolve resident concerns promptly and courteously, ensuring follow-up for quality service.
  • Analyze weekly performance reports to identify leasing opportunities and provide recommendations to the Property Manager.
  • Participate in marketing initiatives and help develop strategies to enhance property visibility and attract leads.
  • Organize and execute resident engagement activities.
  • Create engaging content for social media platforms.
  • Oversee rent collection processes, including timely posting and communication with residents regarding delinquencies.
  • Maintain delinquency rates below .8%, aiming for zero delinquency at month-end.
  • Conduct weekly reviews with the Property Manager regarding lease renewals and follow up for necessary signatures.
  • Mentor Leasing Professionals on resident relations and leasing procedures, providing feedback to the Property Manager for their development.
  • Assist the Property Manager in training and scheduling office staff.
  • Conduct market surveys regularly to remain informed about competitor offerings.
  • Demonstrate a thorough understanding of policies and procedures, exercising sound judgment in their application.
  • Complete required training sessions, whether online or in-person.
  • Assist in the placement and maintenance of promotional signage.

EXPERIENCE AND EDUCATION

  • Minimum of two years of experience in residential property management or a related field.
  • High School Diploma is required; an Associate's degree in a related field is preferred.
