FCI Residential operates under the umbrella of Florida Crystals Corporation's real estate division, specializing in multi-family residential projects in urban and infill locations. The division is currently overseeing approximately 3,300 units in various stages of development across Florida.

POSITION OVERVIEW

This role is pivotal in ensuring the smooth operation of the property, reporting directly to the Property Manager. The Assistant Property Manager will take charge of property responsibilities in the absence of the Property Manager and Leasing Professional.

KEY RESPONSIBILITIES

  • Foster and maintain exceptional customer service relationships with both prospective and current residents.
  • Ensure that the leasing office, tour paths, model apartments, vacant units, amenities, and overall community appearance meet high standards. Utilize cleaning tools as necessary to uphold the quality synonymous with FCI Residential.
  • Effectively communicate the community's features and services to potential residents, demonstrating comprehensive knowledge of the property and its competitors.
  • Achieve a high conversion rate of leads into leases by effectively managing phone inquiries and internet leads.
  • Ensure all guest information is accurately recorded in the property management software and that follow-ups are conducted with prospects.
  • Prepare and maintain thorough knowledge of all lease-related documentation, including applications, move-in information, lease files, renewal letters, and move-out requests.
  • Assist the Property Manager with weekly and monthly financial reporting.
  • Manage collection efforts for outstanding balances from former residents.
  • Oversee the management of the property's renter insurance policies to ensure compliance.
  • Coordinate the make-ready process, ensuring the maintenance team adheres to quality standards and timelines.
  • Address and resolve resident concerns promptly and courteously, following up to ensure satisfaction.
  • Review performance reports weekly to analyze leasing needs and make recommendations to the Property Manager.
  • Engage in marketing efforts and assist in developing strategies to enhance property traffic and internet leads.
  • Organize and conduct resident events.
  • Create engaging content for social media platforms.
  • Manage rent collection processes, including timely posting of rents and communication with residents regarding delinquency.
  • Maintain delinquency rates below .8%, aiming for zero delinquency at month-end.
  • Conduct weekly reviews with the Property Manager regarding lease renewals and follow up on signatures.
  • Guide and mentor Leasing Professionals in handling resident issues and ensuring proper leasing procedures.
  • Assist the Property Manager in training and scheduling office personnel.
  • Conduct weekly market surveys and maintain knowledge of competitors' offerings.
  • Demonstrate sound judgment and discretion in applying policies and procedures.
  • Complete required training courses, whether online or in-person.
  • Assist in the placement and updating of promotional materials.

EXPERIENCE REQUIREMENTS

  • A minimum of two years of experience in residential property management or a related field is required.

EDUCATIONAL REQUIREMENTS

  • A high school diploma is required.
  • An associate degree in a related field is preferred.
