Florida Crystals Corporation's real estate division, FCI Residential, specializes in multi-family residential development in urban and in-fill areas, currently overseeing approximately 3,300 units in various stages of development across Florida.

POSITION OVERVIEW

The Assistant Property Manager plays a crucial role in ensuring the smooth operation of the property under the guidance of the Property Manager. This position is also responsible for taking charge of the property in the absence of the Property Manager and Leasing Professional.

KEY RESPONSIBILITIES

  • Foster and maintain exceptional customer service relationships with both prospective and current residents.
  • Ensure that the leasing office, tour path, model apartment, vacant units, amenities, and overall community appearance are maintained to the highest standards.
  • Effectively promote the community's features and services to prospects, demonstrating comprehensive knowledge of the property and its competitors.
  • Achieve a high conversion rate of leads into closed leases by transforming inquiries into scheduled tours and successful leases.
  • Maintain accurate records of guest information in the property management software and ensure timely follow-up with prospects.
  • Prepare and manage all lease-related documentation, including applications, move-in information, lease files, renewal letters, and move-out requests.
  • Assist the Property Manager with weekly and monthly financial reporting tasks.
  • Manage collection efforts for outstanding balances from former residents.
  • Oversee compliance with the property's renter insurance policies.
  • Coordinate the make-ready process with the maintenance team to ensure timely and quality completion of tasks.
  • Address and resolve resident concerns promptly and courteously, following up to ensure satisfaction.
  • Analyze weekly performance reports to identify leasing opportunities and provide recommendations to the Property Manager.
  • Engage in marketing initiatives and contribute to strategies aimed at increasing property traffic and online leads.
  • Organize and conduct resident events to foster community engagement.
  • Create and manage content for social media platforms.
  • Oversee rent collection processes, ensuring timely posting and communication with residents regarding delinquency.
  • Strive to maintain delinquency rates below .8%, aiming for zero delinquency at month-end.
  • Conduct weekly reviews with the Property Manager regarding lease renewals and follow up for signatures.
  • Mentor Leasing Professionals in handling resident issues and ensuring adherence to leasing procedures.
  • Assist the Property Manager in training and scheduling office personnel.
  • Conduct market surveys and maintain awareness of competitors' offerings.
  • Exercise sound judgment in applying and interpreting policies and procedures.
  • Complete required training courses as necessary.
  • Assist in the placement and maintenance of marketing materials such as banners and signs.

EXPERIENCE AND EDUCATION

  • Minimum of two years of experience in residential property management or a related field.
  • High School Diploma is required; an Associate's degree in a related field is preferred.
