The Facilities Operations Supervisors play a crucial role in the overall success of our communities. Responsibilities
  • Team Leadership: Inspire, train, and guide a high-performing team. Clearly communicate job expectations, mentor service staff, and evaluate team performance against company objectives. Provide constructive feedback and assist in defining career paths and professional development.
  • Service Request Management: Utilize mobile technology to allocate incoming service requests to your team, considering individual skills, workloads, and growth opportunities. Collaborate with your team to execute both routine and complex repairs.
  • Community Maintenance: Oversee the repair and upkeep of plumbing, electrical systems, HVAC, appliances, carpentry, and painting requirements within the community, providing training to team members as necessary.
  • Scheduled Maintenance Oversight: Implement and supervise a scheduled maintenance program, ensuring the upkeep of all mechanical systems, including water heaters, HVAC units, elevators, and centralized boiler systems.
  • Turnover Process Management: Create and maintain a make-ready schedule, monitoring apartment vacancies and initiating the turnover process involving painting, cleaning, and repairs.
  • Resident Engagement: Build positive relationships with residents by offering friendly greetings and engaging conversations while performing repairs in their homes.
  • Attention to Detail: Conduct daily property inspections and regular community assessments to proactively recommend necessary repairs or replacements for both interior and exterior areas.
  • Performance Metrics Focus: Monitor performance indicators, including customer satisfaction scores and apartment turnover efficiency, among others.
Qualifications
  • Minimum of 3 years of hands-on general maintenance experience.
  • Experience in a supervisory role.
  • Ability to adapt, multitask, and make sound decisions is essential for success in this position.
  • Willingness to work a flexible schedule, including weekends and on-call responsibilities for after-hours emergencies.
  • Reliable daily transportation to and from work, including availability for after-hours emergencies.
  • Proficiency in computer use and frequent engagement with mobile technology.
Preferred Qualifications
  • Experience with HVAC systems and EPA Certification (Type I & II or Universal), if applicable.
  • Trade school education and/or military training or industry certifications (CAMT or CAMT II).
  • High school diploma or equivalent.
