WinnCompanies is seeking a Property Manager II to oversee our apartment community operations. In this position, you will be responsible for effectively managing, marketing, and maintaining the residential community, ensuring resident satisfaction while meeting the financial goals of the ownership and management organization. The Property Manager II will oversee a property consisting of 179 units, which includes both conventional market and affordable housing segments. This role involves supervising a dedicated team of three individuals and reporting directly to the Regional Property Manager.
Compensation: The role offers a competitive salary range of $72,800 to $76,960 annually, without housing provisions. The standard work schedule is Monday to Friday, from 8:00 AM to 5:00 PM.Key Responsibilities
  • Work closely with senior management to determine appropriate rental rates.
  • Review and manage rent schedules, including the preparation and submission of rent increases and lease renewals.
  • Maintain optimal occupancy levels within the community.
  • Ensure timely and accurate processing of move-ins, move-outs, recertifications, and lease renewals.
  • Evaluate and approve rental applications in compliance with property and agency standards.
  • Adhere to company marketing policies and reporting protocols.
  • Maintain organized and complete tenant files.
  • Ensure accuracy of property management software data.
  • Ensure compliance with all relevant state and federal regulations.
  • Oversee property maintenance and grounds upkeep.
  • Guide the maintenance team in implementing effective maintenance programs.
  • Document and report incidents and accidents as per company policy.
  • Address resident concerns and conflicts in a timely manner.
  • Prepare the annual budget for the property for senior management approval.
  • Provide precise financial reporting and monthly variance analysis.
  • Solicit bids and manage purchase orders and invoices in line with company policies.
  • Ensure timely collection and deposit of rents and fees in accordance with local regulations.
  • Utilize company guidelines to recruit, hire, and train new staff.
  • Encourage staff development and engagement through ongoing training and leadership initiatives.
  • Conduct regular staff meetings and embody the company’s guiding principles.
Qualifications
  • High school diploma or GED equivalent.
  • At least 3 years of relevant experience in property management.
  • A minimum of 3 years of supervisory experience.
  • Proficient in Microsoft Office Suite.
  • Experience with property management software such as RealPage One-Site.
  • Strong knowledge of property management practices.
  • Familiarity with landlord-tenant laws.
  • Exceptional customer service skills.
  • Excellent verbal and written communication abilities.
  • Capability to manage multiple tasks in a fast-paced environment.
  • Able to work effectively with diverse groups of individuals.
  • Meticulous attention to detail.
  • Self-motivated and independent.
Preferred Qualifications
  • Bachelor's degree.
  • Understanding of marketing and leasing strategies.
  • Relevant certifications such as NAHP – CPL, SHCM, CAM (MA - C3P).
