WinnCompanies is seeking a Property Manager II to oversee our apartment community operations. In this capacity, you will be responsible for the effective management, marketing, and upkeep of the residential property, ensuring the satisfaction of residents and staff while achieving the financial goals set by ownership and management. The Property Manager II will handle the administration of a 179-unit complex, which includes a mix of conventional and affordable housing. This role involves supervising a dedicated team and reporting directly to the Regional Property Manager.
Compensation: The position offers an annual salary range of $72,800 to $76,960, without housing provisions. The standard work schedule is Monday to Friday, from 8:00 AM to 5:00 PM.Key Responsibilities
  • Work closely with senior management to determine suitable rental rates.
  • Oversee the preparation and submission of rent adjustments and lease renewals.
  • Maintain high occupancy levels through effective management practices.
  • Ensure timely processing of move-ins, move-outs, recertifications, and lease renewals.
  • Evaluate rental applications in accordance with property and agency standards.
  • Adhere to company marketing strategies and reporting protocols.
  • Maintain organized and accurate tenant files.
  • Ensure property management software data is consistently accurate.
  • Guarantee compliance with relevant state and federal regulations.
  • Supervise the maintenance team to uphold property standards.
  • Document incidents and accidents as per company policy.
  • Address resident concerns and conflicts in a timely manner.
  • Prepare the annual budget for property approval.
  • Provide precise financial reports and monthly variance analyses.
  • Solicit bids and manage purchase orders and invoices in line with company policies.
  • Ensure prompt collection and deposit of rents and fees, following local regulations.
  • Utilize company guidelines for hiring and training new staff.
  • Foster employee engagement through ongoing training and development.
  • Conduct regular staff meetings and embody company principles.
Qualifications
  • High school diploma or equivalent.
  • At least 3 years of relevant experience in property management.
  • Minimum of 3 years in a supervisory role.
  • Proficient in Microsoft Office Suite.
  • Experience with property management software such as RealPage One-Site.
  • Strong understanding of property management principles.
  • Familiarity with landlord-tenant laws.
  • Exceptional customer service and communication skills.
  • Able to manage multiple tasks in a fast-paced environment.
  • Ability to work effectively with diverse individuals.
  • Attention to detail and self-motivated.
Preferred Qualifications
  • Bachelor's degree.
  • Knowledge of marketing and leasing strategies.
  • Relevant certifications such as NAHP – CPL, SHCM, CAM (MA - C3P).
