WinnCompanies is seeking a Property Manager II to become a vital part of our team. In this position, you will be responsible for overseeing, promoting, and maintaining the apartment community along with its residents and staff. Your role will involve achieving the financial goals set by the ownership and management while ensuring compliance with all relevant regulatory standards and requirements.

The Property Manager II will manage the operations of a property consisting of 179 units, which includes a mix of conventional market and affordable housing. You will lead a team of three and report directly to the Regional Property Manager.

Compensation for this role ranges from $72,800 to $76,960 annually, excluding housing. The typical work schedule is Monday to Friday, from 8:00 AM to 5:00 PM.Key Responsibilities
  • Work closely with senior management to determine suitable rent levels.
  • Oversee the preparation and submission of rent increases and renewals.
  • Maintain an optimal occupancy rate.
  • Ensure timely and accurate processing of move-ins, move-outs, recertifications, and renewals.
  • Evaluate rental applications in accordance with property standards and relevant agency guidelines.
  • Adhere to company marketing policies and reporting requirements.
  • Maintain organized, complete, and accurate tenant files.
  • Ensure accuracy of property software data at all times.
  • Maintain compliance with applicable state and federal regulations.
  • Oversee property maintenance and ensure grounds are well-kept.
  • Guide the maintenance team in implementing effective maintenance programs.
  • Report incidents and injuries as per company policy.
  • Address resident concerns and conflicts promptly and in line with site guidelines.
  • Prepare the annual budget for the property for senior management approval.
  • Provide precise financial reporting and monthly variance analysis.
  • Solicit bids and manage Purchase Orders and Invoices in line with company policy.
  • Ensure timely collection and deposit of rents and fees in compliance with local laws.
  • Utilize company directives for hiring and training new staff.
  • Enhance staff efficiency and engagement through ongoing training and leadership.
  • Implement the company's Professional Development Program (PDP) to train and engage site employees.
  • Conduct weekly staff meetings while embodying the company's guiding principles.
Qualifications
  • High school diploma or GED equivalent.
  • A minimum of three years of relevant experience.
  • At least three years of supervisory experience.
  • Proficiency in Microsoft Office applications.
  • Experience with property management software.
  • Strong knowledge of property management practices.
  • Familiarity with landlord and tenant laws.
  • Exceptional customer service skills.
  • Excellent verbal and written communication abilities.
  • Capability to manage multiple tasks in a fast-paced environment.
  • Aptitude for working with diverse groups of individuals.
  • Strong attention to detail.
  • Self-motivated and independent.
Preferred Qualifications
  • Bachelor's degree.
  • Understanding of marketing and leasing strategies.
  • Relevant certifications such as NAHP – CPL, SHCM, CAM (MA - C3P).
