WinnCompanies is seeking an experienced Property Manager II to oversee our residential community.
In this position, you will be responsible for the effective management, marketing, and upkeep of the apartment complex, ensuring resident satisfaction and staff efficiency while meeting the financial goals set by ownership and management. The Property Manager II will manage a 179-unit property, comprising 80% conventional market and 20% affordable housing (tax credit section 42), and will lead a team of three individuals, reporting directly to the Regional Property Manager.
Compensation for this role ranges from $72,800 to $76,960 annually, excluding housing. The standard work schedule is Monday through Friday, from 8:00 AM to 5:00 PM.Key Responsibilities
  • Work collaboratively with senior management to determine appropriate rental rates.
  • Review and manage rent schedules, ensuring timely submission of rent increases and renewals.
  • Maintain optimal occupancy levels.
  • Oversee accurate processing of move-ins, move-outs, recertifications, and lease renewals.
  • Evaluate rental applications in accordance with property and agency standards.
  • Adhere to company marketing strategies and reporting protocols.
  • Ensure tenant files are organized, complete, and compliant.
  • Maintain accuracy of property management software data.
  • Ensure compliance with relevant state and federal regulations.
  • Oversee property maintenance and grounds upkeep.
  • Direct maintenance staff in implementing effective maintenance programs.
  • Document and report property incidents as per company policy.
  • Address resident concerns and conflicts in a timely manner.
  • Prepare the annual budget for property approval by senior management.
  • Provide precise financial reporting and monthly variance analysis.
  • Solicit bids and manage Purchase Orders and Invoices in line with company policy.
  • Ensure timely collection and deposit of rents and fees in compliance with local laws.
  • Utilize company guidelines to recruit, hire, and train new staff.
  • Enhance staff engagement through ongoing training and leadership initiatives.
  • Implement the Professional Development Program (PDP) to foster employee growth.
  • Conduct regular staff meetings, embodying company principles.
Qualifications
  • High school diploma or GED equivalent.
  • At least 3 years of relevant experience in property management.
  • A minimum of 3 years in a supervisory role.
  • Proficient in Microsoft Office Suite.
  • Experience with property management software such as RealPage One-Site.
  • Strong understanding of property management practices.
  • Familiarity with landlord-tenant laws.
  • Exceptional customer service abilities.
  • Excellent verbal and written communication skills.
  • Ability to manage multiple tasks in a fast-paced environment.
  • Proficient in working with diverse groups of individuals.
  • Strong attention to detail.
  • Self-motivated and proactive.
Preferred Qualifications
  • Bachelor's degree.
  • Knowledge of marketing and leasing strategies.
  • Relevant certifications such as NAHP – CPL, SHCM, CAM (MA - C3P).
