Your Role

Koch Real Estate Investments (KREI) is in search of a Senior Director - Capital Solutions to spearhead initiatives in structured finance and credit investments. We are looking for a seasoned and adept real estate expert to identify, evaluate, and implement large-scale structured capital solutions. The perfect candidate will possess a comprehensive background in real estate finance, with experience across the capital spectrum, including subordinate debt, preferred equity, and unsecured lending pertaining to real estate assets and operational enterprises.

Our Division

The Senior Director will be an integral part of the KREI Credit division, one of three core sectors within KREI, alongside Assets and Platforms. Currently, the KREI Credit division primarily engages in three investment strategies: leveraged lending, liquid assets, and structured capital investments. The Investment Director will concentrate on structured capital investing, which encompasses subordinate debt, preferred equity, and specialized finance investments in real estate assets and operational enterprises.

Key Responsibilities
  • Actively identify and evaluate structured capital investment opportunities by leveraging industry connections, including investment banks, advisory firms, mortgage brokers, and direct principal relationships.
  • Lead and collaborate with deal teams responsible for the comprehensive qualitative and quantitative analysis of intricate investment prospects, from inception to completion, including assessing key stakeholders' objectives, underwriting real estate collateral, and developing and analyzing asset and corporate-level capital structures.
  • Craft and negotiate innovative capital solutions that address key transaction risks while being advantageous for all involved parties.
  • Clearly communicate investment opportunities, facilitate internal screening discussions, and present deal-level recommendations to the investment committee.
  • Collaborate with KREI partners on structured transactions and explore new strategic alliances to enhance capital solutions.
  • Oversee the management of investments post-closing, which includes annual business planning, ad hoc reporting, integration with asset management, and strategic decisions to maximize financial performance.
  • Together with KREI leadership, conduct ongoing industry and market research to proactively generate structured capital and credit investment opportunities.
Qualifications
  • A minimum of 7 years in real estate investment banking, private equity, or commercial real estate finance.
  • Proficient understanding of commercial real estate capital markets and experience in structuring credit investments.
  • Institutional experience in preparing and presenting investment memorandums.
  • Willingness and ability to travel 20% or more.
Preferred Qualifications
  • 10 or more years of experience, including both debt and equity.
  • Proven track record in leading commercial real estate transactions across various segments of the capital stack.
  • Familiarity with term loans, unsecured debt, convertible debt, participating preferred investments, warrants, and combinations of these financial instruments and structures.
  • Knowledge of public and private REIT structures and real estate operating businesses.
  • Established relationships with key market participants.
  • Exposure to diverse commercial real estate product types, including niche sectors.
  • Legal background such as JD or LLM is a plus.
