Key Responsibilities- Lead the maintenance and housekeeping team to ensure a clean and safe environment for residents.
- Understand and manage all aspects of the buildings physical, mechanical, plumbing, and HVAC systems.
- Oversee interior and exterior building maintenance, including repairs and renovations.
- Effectively communicate with contractors, vendors, and servicers to ensure timely completion of tasks.
- Manage the work order system to respond to resident maintenance concerns in a timely manner.
- Ensure model and vacant units are in excellent condition for prospect viewing.
- Be available for emergency and on-call rotation, responding to emergencies as needed.
- Inspect work performed to ensure quality and safety standards are met.
- Assist the Executive Director with training and supervision of maintenance staff.
- Promote the safety and health of residents by ensuring compliance with state regulations and company policies.
- 8 years of experience in a maintenance role in senior living communities or multifamily residential housing environments.
- 3 years of experience in a management or supervisory role.
- High school diploma or general education degree (GED) required.
- Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, financial statements, or governmental regulations.
- Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public.
- Bilingual Spanish is a plus.
- HVAC certifications for the local area.
- Pool operator license for the local area.
- Valid state driver's license.
- Microsoft Office Suite proficiency.
- Experience with RESMAN and YARDI software.
The individual in this role will work in an operations environment most of the time and regular in-person attendance is an essential function of this role. The individual will also frequently be required to walk and stand throughout the residential community, greeting and speaking with residents, employees, and vendors daily.
