Position Overview
The Land Acquisition Manager will engage in the development, negotiation, and execution of sourcing documents for all labor and material categories within the land development department, supporting the Director of Purchasing – Land.
Key Responsibilities
- Lead, coach, and mentor team members to ensure high performance and effective solutions that enhance organizational value.
- Coordinate the bidding process for land development construction projects.
- Analyze submitted bids to identify the most qualified bidders and explore potential savings opportunities.
- Assist project managers by providing current pricing information to maintain accurate development budgets.
- Oversee the issuance of contracts and work orders, ensuring proper entry into the system and alignment with budget line items.
- Assist in forecasting expenditures for cash flow modeling.
- Monitor macro trends in the materials and supplier base, implementing strategies to address rising costs.
- Cultivate new relationships with qualified vendors and manage existing vendor partnerships.
- Process and provide purchasing-related documentation (e.g., bid documents, forecasts, specifications, contracts) to ensure coordination with other departments.
- Participate in regular meetings with division management and project managers.
- Assist in preparing development cost estimates in collaboration with the acquisition team to assess the feasibility of land development opportunities.
Qualifications
- Minimum high school diploma or equivalent required; college degree preferred.
- At least 3 years of experience in land development, purchasing, construction, or estimating.
- Strong organizational and management skills with the ability to prioritize tasks and take initiative.
- Detail-oriented team player capable of thriving in a fast-paced environment with a heavy workload.
- Proficient in MS Office products (Word and Excel); experience with JD Edwards accounting systems and Build Pro software is preferred.
- Valid Driver's License with a good driving record is required.
