Position Overview

As a Land Acquisition Supervisor, you will engage in the development, negotiation, and execution of sourcing documents for all labor and material categories within the land development sector, supporting the Director of Purchasing – Land.

Key Responsibilities

  • Lead, mentor, and manage team members to ensure optimal performance and achieve desired outcomes while identifying efficient solutions that enhance organizational value.
  • Coordinate the bidding process for land development construction projects.
  • Analyze submitted bids to determine the most qualified bidder and identify potential cost-saving opportunities.
  • Assist project managers by providing current pricing information to maintain accurate development budgets.
  • Oversee the issuance of contracts and work orders, ensuring proper entry into the system and alignment with budgetary constraints.
  • Contribute to cash flow modeling by forecasting expenditures.
  • Monitor macro trends in the materials and supplier landscape, implementing strategies to address rising costs.
  • Establish new vendor relationships and manage existing partnerships to foster effective collaboration.
  • Compile and distribute purchasing-related documentation (e.g., bid documents, forecasts, contracts) to ensure alignment with other departments.
  • Participate in regular meetings with division management and project managers.
  • Assist in preparing development cost estimates in collaboration with the acquisition team to evaluate land development opportunities.
  • Maintain purchasing records and documentation to ensure compliance with company policies.
Qualifications

• Minimum high school diploma or equivalent required; college degree preferred.
• At least 3 years of experience in land development, purchasing, construction, or estimating.
• Strong organizational and management skills with the ability to prioritize effectively.
• Ability to maintain a timely and accurate flow of paperwork.
• Excellent time management skills.
• Detail-oriented team player comfortable in a fast-paced environment with a heavy workload.
• Proficient in MS Office products (Word and Excel).
• Experience with JD Edwards accounting systems and Build Pro software preferred.
• Valid Driver's License with a good driving record required.

Compensation & Benefits Overview

The expected base compensation for this position ranges from an annual salary of $66,000 to $109,395, subject to adjustments based on qualifications, geographic pay differentials, and operational considerations. This position may also be eligible for bonuses and commissions, along with the benefits outlined above in accordance with company policy.
