Job Summary

The Community Manager is a key member of the TAM Residential LLC team, responsible for the professional management of the apartment community. This role requires a strong leader who can achieve and maintain pre-determined occupancy goals, maximize cash flow for the owner, and implement company policies and procedures.

Key Responsibilities
  • Financial Management: Collect rent, security deposits, and bank deposits daily, follow through with resident delinquent rent collection, and plan and control expenditures to obtain products and services at a minimum cost.
  • Leasing and Marketing: Oversee and control prospective resident application approvals, move-in and move-out paperwork, and develop and assist resident social activities.
  • Staff Supervision: Provide training, supervision, and support to community employees, participate in recruitment, interview, and selection process for new staff members, and complete semiannual performance written evaluations.
  • Operations and Maintenance: Participate in creating annual budgets and monitoring financial operations, conduct weekly physical site inspections with Lead Maintenance Technician, and ensure day-to-day operations are performed within company policies.
  • Communication and Reporting: Communicate with Regional Property Manager regarding property conditions, leasing programs, staffing, and resident issues, and thoroughly understand and abide by all Fair Housing Laws.
Requirements
  • Education and Experience: Minimum of 2 years of property management and supervisory experience.
  • Skills and Abilities: Strong written and verbal skills, ability to work with computers in software, word processing, and property management, basic accounting skills and understanding of financial reports, and ability to make independent decisions and handle emergency situations professionally.
  • Physical Demands: Ability to frequently and sometimes for long periods of time, sit, stand, climb and descend stairs, walk, extend arms and hands forward and overhead, using fingers to grasp, and carry.
Benefits
