Job Summary

The Community Manager is a key role at TAM Residential LLC, responsible for the professional management of our apartment communities to achieve and maintain pre-determined occupancy goals, maximize cash flow, and implement company policies and procedures.

Key Responsibilities
  • Collect rent, security deposits, and bank deposits daily
  • Follow through with resident delinquent rent collection
  • Plan and control expenditures to obtain products and services at a minimum cost
  • Oversee and control prospective resident application approvals, move-ins, and move-outs
  • Respond to staff and resident complaints and provide assistance with resolutions
  • Develop and assist resident social activities
  • Enforce resident lease policies and procedures within the guidelines of fair housing laws
  • Provide training, supervision, and support to community employees
  • Participate in recruitment, interview, and selection process for new staff members
  • Complete semiannual performance written evaluations
  • Participate in creating annual budgets and monitoring financial operations
  • Perform weekly physical site inspections with Lead Maintenance Technician
  • Ensure day-to-day operations are being performed within company policies
  • Communicate with Regional Property Manager in regard to property conditions, leasing programs, staffing, and resident issues
  • Thoroughly understand and abide by all Fair Housing Laws
Requirements
  • Strong written and verbal skills
  • Ability to work with computers in software, word processing, and property management
  • Basic accounting skills and understanding of financial reports
  • Ability to make independent decisions and handle emergency situations professionally
  • Must have own transportation, valid state-issued driver's license, and current liability vehicle insurance
  • Minimum of 2 years of property management and supervisory experience
Working Conditions
  • Ability to operate in an open work area with moderate everyday noise
  • Ability to work from multiple locations
  • Ability to perform other duties as required
Physical Demands
  • Ability to frequently, and sometimes for long periods of time, sit, stand, climb, and descend stairs, walk, extend arms and hands forward and overhead, using fingers to grasp, and carry
  • Must be able to bend, crouch, kneel, or stoop on occasion
  • Must be able to lift and carry, pushing, up to 15 pounds, pulling 25 lbs, or negligible amounts constantly
  • Must have up-close and distance vision
Compensation and Benefits

$74,000-$76,000 Per Year

8:00 AM to 5:00 PM, Monday - Friday

Associates who are regularly scheduled for and work 30 hours or more per week are eligible for company-sponsored benefits, including medical, dental, and vision coverage, 401K, and life insurance.
