The Community Manager is a key role at TAM Residential LLC, responsible for the professional management of our apartment communities to achieve and maintain pre-determined occupancy goals, maximize cash flow, and implement company policies and procedures.
Key Responsibilities- Collect rent, security deposits, and bank deposits daily
- Follow through with resident delinquent rent collection
- Plan and control expenditures to obtain products and services at a minimum cost
- Oversee and control prospective resident application approvals, move-ins, and move-outs
- Respond to staff and resident complaints and provide assistance with resolutions
- Develop and assist resident social activities
- Enforce resident lease policies and procedures within the guidelines of fair housing laws
- Provide training, supervision, and support to community employees
- Participate in recruitment, interview, and selection process for new staff members
- Complete semiannual performance written evaluations
- Participate in creating annual budgets and monitoring financial operations
- Perform weekly physical site inspections with Lead Maintenance Technician
- Ensure day-to-day operations are being performed within company policies
- Communicate with Regional Property Manager in regard to property conditions, leasing programs, staffing, and resident issues
- Thoroughly understand and abide by all Fair Housing Laws
- Strong written and verbal skills
- Ability to work with computers in software, word processing, and property management
- Basic accounting skills and understanding of financial reports
- Ability to make independent decisions and handle emergency situations professionally
- Must have own transportation, valid state-issued driver's license, and current liability vehicle insurance
- Minimum of 2 years of property management and supervisory experience
- Ability to operate in an open work area with moderate everyday noise
- Ability to work from multiple locations
- Ability to perform other duties as required
- Ability to frequently, and sometimes for long periods of time, sit, stand, climb, and descend stairs, walk, extend arms and hands forward and overhead, using fingers to grasp, and carry
- Must be able to bend, crouch, kneel, or stoop on occasion
- Must be able to lift and carry, pushing, up to 15 pounds, pulling 25 lbs, or negligible amounts constantly
- Must have up-close and distance vision
$74,000-$76,000 Per Year
8:00 AM to 5:00 PM, Monday - Friday
Associates who are regularly scheduled for and work 30 hours or more per week are eligible for company-sponsored benefits, including medical, dental, and vision coverage, 401K, and life insurance.
