Role Overview: Property Operations Manager

This position is accountable for overseeing the designated sites within the account-owned and/or occupied portfolio, ensuring compliance with all local, state, and federal regulations.

The role encompasses managing all lines of business and third-party partnerships associated with the assigned properties. Additionally, you will lead a team of Facility Management professionals.

Key Responsibilities:

  • Effectively lead a team of facilities management professionals and vendor partners in a dynamic, high-pressure work environment.
  • Collaborate with Critical Systems and Engineering management to create a cohesive facilities management strategy.
  • Build and maintain relationships with client stakeholders.
  • Work alongside the Sourcing Manager to competitively solicit bids and prepare service contracts that ensure quality and cost-efficiency.
  • Design and implement innovative programs, processes, and procedures aimed at reducing both short- and long-term operational costs while enhancing productivity in collaboration with the Facility Management Director and the client.
  • Oversee the development and management of operating budgets for each property.
  • Prepare monthly/quarterly forecasts and variance reports on all operating budgets in a timely manner.
  • Assist in formulating and executing long-term sustainment plans for the property portfolio.
  • Contribute to the development, revision, and implementation of property manuals and operational procedures.
  • Support the creation of the 5-year capital plan.

Qualifications:

Required:

  • A minimum of 5 years of industry experience in a corporate setting, as a third-party service provider, or as a consultant.
  • Demonstrated leadership capabilities in managing teams and client relationships.
  • Technical proficiency in Building Management Systems, Life Safety Systems, CMMS, Visio, and Microsoft Office Suite (Word, Excel, PowerPoint, Access, and Outlook).
  • A proven track record of delivering exceptional internal and external customer service.

  • Exemplary leadership and interpersonal skills with team members.
  • Exceptional written and verbal communication abilities.
  • Financial and accounting knowledge relevant to commercial property management.
  • Ability to analyze and implement strategic initiatives.

Compensation:

The estimated total compensation range for this position is $79,700.00 – $115,600.00 USD per year, inclusive of potential bonuses. This range is an estimate and not guaranteed, as offers are based on education, experience, skills, abilities, geographic location, internal equity, and market alignment.
