Position Overview

The role involves adhering to established organizational protocols and directives from the Maintenance Supervisor and Property Manager. This position supports the Maintenance Supervisor in supervising maintenance operations for the assigned community while ensuring the upkeep of the physical condition and aesthetic appeal of the property. It plays a crucial role in fostering positive relationships with residents. Responsibilities include managing non-technical routine service requests, preparing units for new occupants, and executing maintenance projects. The role encompasses tasks in general carpentry, plumbing, electrical work, and HVAC systems. The individual is responsible for the upkeep of company equipment, inventory, vehicles, and workshop facilities.

Key Responsibilities

  • Assist in monitoring the efficiency of all maintenance initiatives to ensure a safe, clean, and attractive community.
  • Foster a collaborative work environment by encouraging team spirit among staff.
  • Help in the creation and maintenance of inventory and supply lists in accordance with company standards.
  • Maintain a comprehensive product inventory notebook that documents the various materials used in the community, including warranty details.
  • Ensure the maintenance shop is organized, clean, and safe.
  • Familiarize oneself with community building names, property layout, and the locations of essential utilities.
  • Address routine service requests to guarantee high levels of customer satisfaction, documenting completed work orders with details of materials used and time taken.
  • Prepare units for occupancy based on management timelines, completing and submitting turnover checklists.
  • Participate in an on-call rotation for emergency service requests.
  • Respond to on-call emergencies as per the established protocol, ensuring knowledge of emergency system controls.
  • Assist in overseeing subcontractors, vendors, and suppliers as necessary.
  • If assigned a vehicle, maintain logs and ensure proper upkeep of the vehicle and any other equipment.
  • Perform general maintenance tasks on the interiors and exteriors of buildings and communal areas.
  • Provide training support to other members of the Service Team when required.
  • Conduct move-out inspections as needed.
  • Execute snow and ice removal from parking areas and walkways.
  • Maintain awareness of mold-related issues.
  • Attend relevant training sessions, trade shows, and meetings that enhance job performance.
  • Gather and implement necessary information to comply with local and federal regulations.
  • Support the Maintenance Supervisor in coordinating all maintenance functions on-site.
  • Complete additional tasks as assigned by the Property Manager and Maintenance Supervisor, including service requests and preventative maintenance.
  • Notify the supervisor of any additional maintenance work required to enhance property conditions.
  • Report directly to the Maintenance Supervisor.
  • Understand and adhere to maintenance policies and procedures as outlined in the company manual.
  • May temporarily assume the responsibilities of the Maintenance Supervisor when needed.
  • Flexibility in work hours may be required to ensure adequate staffing levels.

Education/Training/Experience

  • High school diploma (or equivalent) required, with vocational training in plumbing, HVAC, mechanical, or electrical fields preferred. A minimum of one year of related service experience is necessary.
  • EPA certification for handling refrigerants is required or in the process of obtaining certification.
