Position Overview:

As a Maintenance Manager at Grubb Properties, you will play a crucial role in ensuring our residents enjoy a well-maintained and welcoming atmosphere.

Your responsibilities will include:

Expert Maintenance: You will oversee the inspection and upkeep of all property systems, from HVAC to plumbing, ensuring everything operates efficiently. This includes roofs, gutters, and recreational facilities.
Leadership: As the leader of our maintenance team, you will guide and supervise their work, ensuring high standards of quality are met. This includes managing both in-house staff and external contractors.
Turnover Management: You will ensure that vacant units are transformed into move-in ready spaces. This involves conducting inspections, painting, and cleaning to prepare for new residents.
Inventory Management: You will maintain an organized inventory of supplies and tools, ensuring that all necessary items are available when needed.
Pool Maintenance: You will be responsible for the upkeep of our pool area, ensuring it is a safe and enjoyable space for residents.
Safety Oversight: You will prioritize safety, leading efforts to maintain a secure environment for both staff and residents, adhering to all safety standards and protocols.
Scheduling Coordination: Collaborating closely with the Property Manager, you will assist in scheduling and assigning tasks to ensure all maintenance needs are met promptly.
Team Development: You will play a key role in recruiting, training, and developing a skilled maintenance team.
Budget Management: You will manage maintenance expenditures, ensuring services are delivered within budget while maintaining quality.
Resident Engagement: As the representative of our maintenance team, you will ensure residents feel valued and heard while fostering a clean, safe, and inviting community.

We are looking for candidates who possess:
  1. A high school diploma or equivalent (GED).
  2. A minimum of five years of relevant experience.
  3. The ability to manage maintenance operations across multiple properties.
  4. CPO certification.
  5. CFC Type I & Type II certification; CFC Universal certification is preferred.
  6. Strong knowledge of HVAC, plumbing, electrical systems, appliance repair, and carpentry.
  7. A genuine interest in the role.
  8. Excellent interpersonal skills and the ability to empathize with residents.
  9. Experience with property management software is a plus.
  10. Good organizational and mechanical skills.
  11. The ability to maintain an effective inventory system.
Physical Requirements:
  • Willingness to work evenings and weekends.
  • Ability to work in various settings, including office environments, residential buildings, and outdoors.
  • Capability to perform tasks under moderate supervision.
  • Frequent movement to coordinate work activities.
  • Physical ability to walk, climb stairs or ladders, bend, stoop, reach, and lift up to 50 lbs.
  • Reliable transportation and a valid driver's license.
  • Ability to operate a golf cart.
