Job Description

**Job Summary:**

We are seeking a highly motivated and organized Assistant Community Manager to join our team at Grand Peaks Property. As an Assistant Community Manager, you will be responsible for assisting the Community Manager in the day-to-day operations of the property, including resident relations, leasing, and marketing.

Key Responsibilities:

  • Assist in Employee Training: Provide guidance and support to new employees to ensure they have the necessary skills and knowledge to perform their job duties effectively.
  • Maintain Accurate Resident Records: Ensure that all resident records are up-to-date and accurate, including lease agreements, rent payments, and maintenance requests.
  • Issue Notices and Collect Payments: Issue notices to residents for late payments, evictions, and other lease-related issues, and collect payments from residents in a timely and professional manner.
  • Post Rents and Manage Delinquency: Post rents and manage delinquency for the community, including sending reminders and notifications to residents who are behind on their payments.
  • Prepare and Update Reports: Prepare and update reports as delegated by the Community Manager, including leasing reports, marketing reports, and resident satisfaction surveys.
  • Greet Customers and Leasing Functions: Greet customers and residents in a professional and friendly manner, and perform all leasing functions, including showing apartments and processing lease agreements.
  • Answer Phones and Respond to Inquiries: Answer phones and respond to inquiries from customers, residents, and vendors in a professional and timely manner.
  • Qualify Customers and Adhere to Laws: Qualify customers per property guidelines and adhere to all Fair Housing and OSHA laws.
  • Collect Lease Paperwork and Fees: Collect all required new lease paperwork, fees, and deposits from residents.
  • Inspect Property and Office: Inspect the property and office daily to ensure that they are clean, well-maintained, and ready for residents and customers.
  • Be Aware of Local Market Trends: Be aware of local market trends and conditions, and update the Market Survey monthly.
  • Complete Leasing and Marketing Reports: Complete daily, weekly, monthly leasing and marketing reports as required.
  • Inspect Move-Outs and Vacant Apartments: Inspect move-outs within 24 hours of the scheduled move-out and vacant apartments as requested by the Community Manager.
  • Complete Resident Newsletters and Update Facebook Page: Complete monthly resident newsletters and update the community Facebook page.
  • Plan and Oversee Resident Retention Functions: Plan, budget, organize, and oversee resident retention functions, including resident events and marketing campaigns.
  • Ensure Marketing Material is Updated: Ensure that all marketing material is updated and accurate, including the advertising binder.
  • Create Flyers and Promotional Materials: Create flyers and other resident function promotional materials for approval.
  • Monitor and Supervise Community Activity: Monitor and supervise activity in the community, including intervening in situations where residents and/or guests are not following rules.
  • Develop Resident Understanding: Develop a comprehensive understanding of residents, including conducting needs assessments, community meetings, and other resident-focused initiatives.
  • Assume Duties of Community Manager: In the absence of the Community Manager, assume/perform the duties of the Community Manager, including reviewing the Yieldstar dashboard.
