Job Description

Lincoln Property Company is seeking a highly skilled and experienced Assistant Property Manager to join our team. As a key member of our property management team, you will be responsible for the operation, physical condition, and financial performance of assigned assets.

Key Responsibilities:

  • Tenant Relations: Promote positive relationships with tenants, taking into account owner objectives and goals. Maintain personal contact with existing tenants to promote goodwill, trust, and loyalty, and handle complaints or requests in a timely and professional manner.
  • Lease Administration: Assist with the preparation and submission of monthly reporting packages, including rent rolls, and maintain accurate records of lease data, including lease expirations, base rent, escalation, and square footage.
  • Vendor Management: Read and understand service contracts, hold vendors accountable for performance, and coordinate and schedule annual fire drills.
  • Financial Management: Analyze and abstract lease documents, license agreements, and other related property agreements, and prepare annual budgets, including rent and service income, general operating expenses, and extraordinary repairs.
  • Reporting and Communication: Prepare and submit necessary incident reports and work orders, and maintain accurate records of utility consumption and expense requirements.

Requirements:

  • Four-year degree or equivalent combination of education and experience
  • At least 3 years of experience in commercial property management, preferably in office, retail, or property owner association
  • Prior experience managing high-rise office buildings is highly desirable
  • Proven record of providing excellent internal and external customer service
  • Proven leadership skills and ability to work independently and in a team environment
  • Strong interpersonal and communication skills, with the ability to effectively communicate with all levels of the organization
  • Excellent organizational and time management skills, with the ability to meet deadlines and prioritize tasks
  • Intermediate proficiency level with computer programs, including Word, Excel, PowerPoint, and Outlook email
  • MRI, Yardi, Avid, and accounts payable experience is a plus

Language Skills:

  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations
  • Ability to write reports, business correspondence, and procedure manuals
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public
