Position Summary: The Property Maintenance Supervisor will collaborate with the Community Manager and Assistant Manager to enhance the net operating income of the property by effectively maintaining both the exterior and interior to RPM standards while adhering to approved budget levels. This role is pivotal in fostering resident retention through prompt, safe, and efficient repairs.

Compensation: The expected compensation range for this role is $XX-$XX per hour, complemented by monthly bonuses and a competitive benefits package.

Key Responsibilities

Oversee and ensure the proper upkeep of the property and grounds, which includes safely guiding maintenance personnel and cultivating a highly skilled team of Maintenance Technicians. Manage the property's operating budget and obtain competitive quotes for supplies and services. Process purchase orders (POs) and invoices to maintain cost control. Review and prioritize work orders to guarantee timely completion and resident satisfaction, managing the work order process efficiently while maintaining records in the computer system. Supervise the maintenance, cleanliness, and safety of the community, ensuring compliance with fire and safety regulations and overseeing construction projects. Reporting employee injuries promptly is also a responsibility of this role. Troubleshoot and repair various systems, including HVAC, electrical, and plumbing, to ensure the property's operational efficiency. Regularly communicate with the property manager, respond to maintenance emergencies, and follow up with residents to ensure their satisfaction. Maintain detailed records and propose cost-saving initiatives for review. Implement preventative maintenance strategies, be available for after-hours emergencies, and ensure compliance with OSHA regulations and safety laws. This includes conducting regular property inspections and maintaining a safe, drug-free workplace. Actively mentor and train maintenance team members to enhance their skills and knowledge, fostering a proficient team capable of delivering effective maintenance services.

Qualifications

Education & Experience:

A minimum of two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered. High school diploma or GED – Preferred At least one year of supervisory experience – Preferred EPA certification is required CPO certification – Preferred Proficiency in Microsoft Office Suite and Project Management Valid driver's license – Required

Physical Requirements:

Ability to walk, stand, climb stairs or ladders, and access various areas of the property. May require pushing or pulling items and reaching overhead. May involve bending, stooping, or kneeling. Dexterity of hands and fingers is necessary to grasp tools. Ability to see for performing inspections, reading blueprints and schematics, and viewing computer screens. Must be able to hear and understand verbal communications in person and over the phone or computer. Ability to detect sounds indicating potential issues, such as machinery noises or alarms. Occasionally required to lift or carry items weighing up to 50 pounds, with assistance for heavier items. Must be capable of operating various maintenance tools, including power tools, ladders, and lifts. Proficiency in operating a computer, keyboard, mouse, and other office equipment.

Work Environment:

This position is based on-site and requires the employee to spend time outdoors, with exposure to various weather conditions. May involve working in confined spaces, at heights, and in potentially hazardous areas.
