As a Maintenance Supervisor at Grubb Properties, you will play a crucial role in guaranteeing our residents enjoy a well-maintained and welcoming atmosphere.

Key Responsibilities:

Expert Maintenance Oversight: You will conduct thorough inspections and maintenance of all property systems, ensuring optimal functionality across HVAC, plumbing, and electrical systems, as well as general upkeep of the premises.
Leadership and Guidance: You will lead our maintenance team, providing direction and oversight to ensure high-quality work from both in-house staff and external contractors.
Apartment Readiness: You will manage the turnover process for vacant units, ensuring they are thoroughly inspected, cleaned, and prepared for new residents.
Inventory Management: You will maintain an organized inventory of supplies and tools, ensuring all necessary resources are available when needed.
Pool and Recreational Area Management: You will ensure the pool area is safe, clean, and enjoyable for residents, overseeing all related maintenance tasks.
Safety Compliance: You will prioritize safety, ensuring adherence to all safety standards and protocols to maintain a secure environment for residents and staff.
Scheduling Coordination: You will collaborate with the Property Manager to effectively coordinate maintenance schedules and assignments, ensuring coverage for both routine and emergency situations.
Team Development: You will be involved in the hiring and training processes, fostering a skilled and cohesive maintenance team.
Budget Management: You will monitor expenditures to ensure maintenance operations remain within budget, reporting any discrepancies to the Property Manager.
Resident Engagement: You will serve as the primary contact for residents regarding maintenance issues, ensuring their concerns are addressed promptly and effectively.

Qualifications:
  1. High school diploma or equivalent (GED)
  2. A minimum of five years of relevant experience.
  3. Ability to manage maintenance operations across multiple sites.
  4. CPO certification is required.
  5. CFC Type I & Type II certification is required; CFC Universal certification is preferred.
  6. Strong knowledge of HVAC, plumbing, electrical systems, appliance repair, and carpentry.
  7. Enthusiasm and a positive attitude towards the role.
  8. Strong interpersonal skills to effectively communicate with residents.
  9. Experience with property management software, such as Yardi, is a plus.
  10. Excellent organizational and mechanical skills.
  11. Ability to maintain an effective inventory system.

Physical Requirements:
  • Availability to work evenings and weekends as needed.
  • Work environment includes office settings, residential buildings, and outdoor areas.
  • Ability to perform physical tasks such as walking, climbing, bending, and lifting up to 50 lbs.
  • Must possess reliable transportation and a valid driver's license.
  • Capability to operate a golf cart.
