Position Overview: The Maintenance Technician II plays a crucial role in addressing and resolving maintenance issues reported by residents within the designated market area. This full-time position reports to the Maintenance Lead, Supervisor, or Manager.

Key Responsibilities:

  • Review daily work orders and ensure all necessary repair information and supplies are prepared.
  • Organize daily tasks and keep residents informed about expected arrival times.
  • Complete maintenance requests in accordance with company service level agreements, covering various tasks such as plumbing, electrical, mechanical, HVAC, and carpentry repairs.
  • Ensure timely closure of work orders while on-site.
  • Communicate with the support center and maintenance leadership regarding repair status and completion.
  • Document all completed work with before and after photographs.
  • Monitor supply and tool usage for restocking purposes.
  • Possess basic technological skills with a willingness to learn and adapt.
  • Conduct property rekeying and other specific repairs to maintain property conditions.
  • Understand the importance of a positive move-in experience and perform thorough pre-move-in inspections and repairs.
  • Have foundational knowledge of plumbing, electrical, and carpentry work, with an emphasis on growth and development.
  • Deliver exceptional customer service to residents.
  • Assist colleagues as needed.
  • Maintain a solid understanding of the business operations.
  • Demonstrate a commitment to learning all aspects of the Maintenance Technician role and advancing within the company.
  • Perform other duties as assigned.

Qualifications:

  • High School Diploma or GED.
  • A service-oriented mindset.
  • A minimum of 2-3 years of maintenance experience, with at least 1 year in property management.
  • Vocational or technical education is a plus.
  • Basic understanding of building and property management regulations.
  • Knowledge of HVAC, electrical, plumbing, carpentry, and general household repairs.
  • Preferred certifications in HVAC, Plumbing, or Electrical.
  • Strong communication and writing skills.
  • Excellent organizational skills and a customer satisfaction philosophy.
  • A valid driver's license is required for operating a company vehicle.
  • Must be at least 21 years old.
  • Ability to multitask in a fast-paced environment.

Additional Information:

  • Physical demands include lifting up to 50 pounds, bending, walking, kneeling, and working in various environments.
  • Travel to properties within the assigned area is required.

Work Schedule: Typical workdays are Monday through Friday, with occasional evening and weekend work as needed.
