Job Overview

The role of the Community Manager at Pratum Companies is a vital administrative position focused on overseeing residential commercial real estate operations. This position entails managing the daily functions of a designated tax credit community while ensuring adherence to relevant regulations and policies.

Key Responsibilities:

  • Oversee compliance and recertification initiatives for both PB Section 8 and LIHTC programs.
  • Perform supervisory and administrative tasks essential for property management.
  • Directly supervise all assigned personnel.
  • Guide new residents through lease obligations and responsibilities.
  • Conduct applicant background checks and provide recommendations for acceptance or denial.
  • Interview potential residents, showcase available units, and explain the operation of property facilities.
  • Facilitate leasing of vacant units to qualified applicants.
  • Manage eligibility assessments for initial and re-examinations regarding tenant income and family structure.
  • Maintain a waiting list for prospective residents.
  • Keep accurate lease and financial records, including accounts receivable and eviction notices. Collect rents and manage financial transactions, ensuring accurate reporting.
  • Prepare and analyze daily, weekly, and monthly reports on vacancies and delinquencies.
  • Coordinate maintenance requests and oversee the initiation of work orders.
  • Monitor the performance of contractors providing services to the property.

Qualifications:

  • A minimum of 2 years of experience managing communities under LIHTC and Project-Based Section 8 programs.
  • Two years of supervisory experience, effectively collaborating with staff at all levels.
  • Thorough knowledge of local, state, and federal Fair Housing laws and regulations.
  • Exceptional customer service skills, with the ability to navigate challenging interactions while maintaining professionalism.
  • Strong verbal and written communication skills.
  • Proficiency in MS Office applications.
  • Demonstrated financial and accounting expertise.
  • Ability to interpret budgets, conduct financial analyses, and provide comprehensive reporting.
  • Experience with Onesite software is preferred.
  • Relevant certifications such as AHM, COS, or SCHM are advantageous.
