Job Overview

The Community Manager position at Pratum Companies involves overseeing the operations of a residential tax credit community. This role is crucial for ensuring adherence to HUD regulations, Housing Authority policies, and Low-Income Housing Tax Credit (LIHTC) compliance.

Key Responsibilities:

  • Manage compliance and recertification programs for PB Section 8 and LIHTC.
  • Perform supervisory and administrative functions related to property operations.
  • Oversee and mentor assigned staff members.
  • Guide new residents on lease obligations and responsibilities.
  • Conduct applicant background checks and make recommendations regarding acceptance.
  • Interview potential residents, showcase available units, and explain dwelling equipment operations.
  • Facilitate leasing of vacant units to qualified applicants.
  • Conduct eligibility assessments for initial examinations and re-examinations of tenant income and family composition.
  • Maintain a waiting list for prospective residents.
  • Manage lease and accounting records, including accounts receivable and eviction notifications. Collect rents and other payments, ensuring accurate posting to resident accounts, preparing bank deposits, and generating financial reports.
  • Prepare and review daily, weekly, and monthly reports on vacancies and delinquencies.
  • Coordinate maintenance requests and follow-up on work orders.
  • Monitor contractor services on the property.

Qualifications:

  • Minimum of 2 years of experience managing LIHTC and Project-Based Section 8 communities.
  • Two years of supervisory experience with diverse staff and management levels.
  • Thorough knowledge of local, state, and federal Fair Housing laws and regulations.
  • Exceptional customer service skills, with the ability to handle challenging situations calmly and positively.
  • Strong verbal and written communication skills.
  • Proficiency in MS Office applications.
  • Demonstrated financial and accounting skills.
  • Ability to analyze budgets and provide comprehensive financial reporting.
  • Experience with Onesite software is preferred.
  • Relevant certifications such as AHM, COS, or SCHM are advantageous.
