We are currently seeking enthusiastic and self-driven individuals with a positive outlook to join our expanding team. We are looking for a Property Community Leader to oversee one of our esteemed apartment communities.

ROLE SUMMARY:
The Property Community Leader is accountable for the overall success and performance of their designated property.

Key responsibilities include managing and guiding the on-site team, spearheading leasing and marketing initiatives, conducting market research, fostering resident relations, and overseeing the preparation and management of property budgets.


KEY RESPONSIBILITIES:
- Oversee all daily operations of the assigned property.
- Ensure that all physical aspects of the property are consistently functional and well-maintained.
- Engage frequently with residents, proactively addressing their needs and focusing on relationship building and retention.
- Strive to achieve optimal net operating income through effective cost management.
- Develop annual operating and capital budget plans.
- Monitor and enforce compliance with resident lease agreements.
- Maintain a thorough understanding of and adherence to State and Federal Fair Housing Laws.
- Communicate effectively with site staff and ensure compliance with all personnel policies and procedures.
- Provide leadership and guidance to the property maintenance team.
- Ensure that units are in market-ready condition.
- Promote and implement safe work practices, ensuring the safety of the site and its occupants.
- Conduct regular inspections of the managed property.
- Bid, negotiate, and manage vendor service contracts and special projects.
- Train and mentor office staff to implement effective sales and marketing strategies.
- Prepare reports as required.
- Responsible for rental collection and posting, as well as processing invoices. Additional tasks as assigned.

QUALIFICATIONS:
- Minimum of 3 years of experience as a Community Manager or Assistant Manager, or equivalent management experience. A valid Driver's License is required.
- Strong financial management skills with proficiency in budgeting, forecasting, and cost control.
- Ability to lead community staff effectively in a dynamic, fast-paced environment.
- Excellent multi-tasking abilities with a focus on meeting deadlines.
- Professional and effective communication skills with co-workers, residents, vendors, and corporate staff.
- Proficiency in Microsoft Office Suite (Excel, Word, and Outlook).
- Willingness to work weekends and holidays as needed.
- Ability to travel for training and occasional business meetings.
- High School diploma or equivalent; some college education is strongly preferred.
