Job Overview

Role Summary:

Engage with potential residents to assess their housing requirements, conduct interviews to determine eligibility based on set criteria, and showcase available and model apartments along with property features in accordance with company standards. Provide quotes for established rental rates and promotional offers. Follow up with leads through calls and correspondence to track rental progress. Collect necessary funds related to applications, security deposits, and rentals. Responsible for managing all online inquiries and ensuring proper follow-up. Execute the applicant screening process and draft appropriate communications based on the outcomes. Prepare lease agreements and associated addendums. Maintain accurate lease documentation and records. Keep track of the property waiting list and update various records and reports in line with policies, affordable housing programs, and HUD/Agency regulations. Facilitate and ensure the timely input and effective use of on-site property management software for leasing information. Ensure apartments are move-in ready by conducting inspections, placing move-in materials, and applying final touches as needed. Distribute keys, move-in packages, safety videos, and other relevant documents at the time of lease signing. Stay informed about marketing and leasing strategies. Aim to achieve affirmative marketing objectives. Proactively seek new residents through outreach, direct marketing, cold calling, distributing informational materials, and connecting with community organizations in targeted areas. Maintain knowledge of available apartments, building amenities, and local attractions of interest to residents. Stay updated on current rental rates and promotions of competing properties. Assist in resident retention efforts. Provide ongoing customer service to residents post-move-in. Process work order requests, manage package collection, and support day-to-day property operations to enhance resident satisfaction.

Qualifications:

A High School Diploma or GED is required. An Associate Degree in Customer Service or Hospitality is preferred. 1-2 years of experience in Leasing or Sales is necessary. A valid driver's license may be required based on property needs. Essential skills for this role include knowledge of fair housing laws, affordable housing programs, proficiency in Microsoft Office, personal accountability, persuasive communication, and customer service. Familiarity with One-Site software is a preferred skill. This position may involve up to 10% travel.
