POSITION SUMMARY

Coughlin Property Management LLC is in search of a dedicated and professional Leasing Agent to become a vital part of our team. This full-time role is situated within a large multi-family apartment community, consisting of over 500 units. The successful candidate will be tasked with leasing apartment units, addressing resident inquiries, and ensuring the property is showcased to its fullest potential. If you possess a strong customer service ethos, a solid sales background, and an eye for detail, we encourage you to consider this opportunity.

KEY RESPONSIBILITIES

  • Conduct tours of the property and present available units to potential residents.
  • Assist applicants throughout the leasing process, including application submission and lease agreements.
  • Maintain comprehensive knowledge of property features, rental prices, and market dynamics.
  • Timely follow-up with leads and prospects to convert inquiries into leases.
  • Address resident requests, concerns, and complaints with professionalism and courtesy.
  • Collaborate with maintenance and management teams to ensure units are ready for new residents.
  • Keep accurate records in the property management system.
  • Enhance resident retention through exceptional service and engagement.
  • Organize and take part in marketing and community events to boost property visibility.
  • Ensure compliance with company policy regarding lease documentation and participate in audits as directed.
  • Stay informed about current market conditions and trends through competitive analysis and training.
  • Maintain cleanliness along the tour path to create a positive first impression of the community.
  • Exhibit a positive and professional demeanor with team members, residents, prospective residents, and vendors.
  • Assist with various community projects as assigned by the Community Manager.

QUALIFICATIONS

  • 1-2 years of experience in customer service and sales.
  • Excellent communication skills.
  • High-energy individual who thrives in a fast-paced environment.
  • Bilingual candidates are preferred.
  • Passionate about delivering outstanding service.
  • Personable and approachable, both in person and over the phone.
  • Basic computer proficiency for correspondence and documentation.
  • Availability for evenings and weekends.

PHYSICAL REQUIREMENTS

The physical demands outlined here are representative of those that must be met by a Leasing Agent to successfully perform the essential functions of this role. Reasonable accommodations may be made to enable individuals with disabilities to perform these functions.

While executing the responsibilities of this position, the Team Member is regularly required to use hands for typing, handling, or feeling, and to communicate verbally. The Leasing Agent is frequently required to stand, walk, reach with hands and arms, and may need to climb, stoop, or squat. Candidates must be able to access all areas of the property and amenities, and work outdoors in various weather conditions.

The Leasing Agent should be capable of pushing, pulling, lifting, carrying, or maneuvering weights of up to twenty (20) pounds. Specific vision abilities required for this role include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Occasional travel may be necessary to assist sister properties as needed.
