Your Role at Elmington: In the capacity of Assistant Director of Community Management, you will assist in the daily operations of the apartment community by managing essential bookkeeping tasks, fostering positive tenant relationships, and overseeing the inspection and presentation of available units.


Key Responsibilities:

  • Possess knowledge of LIHTC income restrictions and rental calculations.
  • Support the Community Director in achieving financial objectives by optimizing occupancy rates, enhancing resident retention, and evaluating the property's financial health.
  • Maintain precise resident documentation.
  • Record all rents, deposits, and application fees on a daily basis.
  • Issue necessary notices when required (e.g., for late payments, eviction notices, returned check memos).
  • Ensure all receipts are deposited before the end of banking hours each day.
  • Conduct inspections of move-outs and vacancies.
  • Be well-versed in all aspects of leasing and resident retention.
  • Assist with lease renewals and recertifications on a monthly basis.
  • Keep daily logs of lease renewals and terminations.
  • Welcome prospective clients, showcase the community, and assist with leasing activities.

Essential Qualifications:

  • A minimum of 1 year of experience in multi-family property management and proven collection skills.
  • Ensure adherence to all regulations pertaining to Affordable Programs and other applicable federal, state, and local laws.
  • Exhibit professional verbal and written communication skills.
  • Demonstrate strong administrative and organizational capabilities.
  • Present a professional demeanor to residents, vendors, and property owners.
  • Possess a customer service-oriented mindset.
  • Utilize computers and other technology for business marketing and company software.
  • Prepare, gather, and organize necessary information and documentation.
  • Address issues outside of standard working hours when necessary.
  • Accurately log all working hours by clocking in and out appropriately.
  • Adhere to all company policies and procedures.
  • Excel in a collaborative team environment.
  • Show willingness to learn and grow.
