Position Overview

Elmington Property Management is on the lookout for a skilled Assistant Director of Community Services to join our team, focusing on a vibrant affordable housing community.

We aim to redefine the ordinary.


Your Role at Elmington: In the capacity of Assistant Director, you will play a vital role in the daily operations of the apartment community. Your responsibilities will include basic financial management, fostering positive tenant relationships, and overseeing the presentation of available units.


Key Responsibilities:

  • Possess knowledge of LIHTC income restrictions and rental calculations.
  • Assist the Community Director in achieving financial targets by enhancing occupancy rates, boosting resident retention, and evaluating the property's financial health.
  • Ensure meticulous maintenance of resident documentation.
  • Update daily records of rents, deposits, and application fees.
  • Issue necessary notices as required (e.g., late payment reminders, eviction notifications).
  • Ensure timely deposit of all receipts.
  • Conduct inspections of move-outs and vacant units.
  • Demonstrate comprehensive knowledge of leasing processes and resident retention strategies.
  • Manage lease renewals and recertifications monthly.
  • Maintain daily logs of lease renewals and terminations.
  • Welcome prospective residents, showcase the community, and assist in leasing activities.

Essential Qualifications:

  • At least 1 year of experience in multi-family property management with a proven track record in collections.
  • Ensure adherence to all regulations related to Affordable Programs and other applicable federal, state, and local laws.
  • Exhibit strong verbal and written communication skills.
  • Demonstrate proficiency in administrative and organizational tasks.
  • Present a professional demeanor to residents, vendors, and property owners.
  • Focus on customer service excellence.
  • Utilize computers and technology for business marketing and company software.
  • Compile and prepare necessary documentation and information.
  • Address issues outside of standard working hours when necessary.
  • Accurately track work hours.
  • Adhere to all company policies and procedures.
  • Thrive in a collaborative team environment.
  • Exhibit a willingness to learn and grow.
