Job Overview

GIS Residential Construction is seeking skilled professionals to enhance our team.

The Project Manager will oversee individual projects valued up to $35 million. In cases of managing several smaller projects, the total project value will not exceed $15 million. The Project Manager may also collaborate with senior personnel on larger projects exceeding $35 million.

Key Responsibilities:

  1. Lead and manage construction projects from initial concept through to completion, ensuring compliance with safety and building regulations.
  2. Develop and maintain project schedules and budgets effectively.
  3. Monitor project finances by analyzing estimates and forecasting future costs.
  4. Collaborate with the General or Senior Superintendent to guide project superintendents.
  5. Organize, direct, and mentor project engineers and support staff, including interns when applicable.
  6. Identify and address unrealistic scheduling commitments and planning deficiencies.
  7. Engage with field employees and subcontractors to guarantee high-quality construction standards.
  8. Work efficiently under tight deadlines in a fast-paced setting, coordinating all facets of the construction process, including contractor hiring and collaboration with engineers, architects, and vendors.
  9. In the absence of a site superintendent, partner with senior management to ensure project timelines and budgets are maintained.
  10. Ensure adherence to company policies and procedures by project staff.
  11. Facilitate understanding and implementation of updates to company policies and procedures among project staff, including software changes and standard operating procedures.
  12. Maintain relationships with clients, subcontractors, and project consultants.
  13. Ensure project compliance with relevant building and safety codes, as well as other regulations.
  14. Interpret and clarify plans and contract terms for staff, clients, and vendors.
  15. Prepare contracts and negotiate changes with architects, consultants, clients, suppliers, and subcontractors.
  16. Secure all necessary permits and licenses relevant to the company's scope of work.
  17. Implement contingency plans as required, addressing issues and participating in post-project analyses to improve future processes.
  18. Identify and mitigate potential issues throughout the project lifecycle to safeguard worker safety.
  19. Ensure quality control measures are met consistently.
  20. Develop and execute action plans to manage delays effectively.
  21. Engage in the planning process at various intervals, including daily, weekly, monthly, and annually.
  22. Foster positive working relationships with all company employees.
  23. Represent the company positively to promote its objectives.
  24. Keep senior management informed of significant issues and propose alternative actions when necessary.
  25. Communicate expectations and performance standards to assigned personnel.
  26. Participate in evaluating project staff, including recommendations for promotions or dismissals.
  27. Ensure all personnel receive proper training.
  28. Encourage a collaborative and harmonious work environment to maximize employee morale and productivity.
  29. Identify, price, and submit owner change orders while reviewing subcontractor change orders for accuracy.
  30. Administer disciplinary actions in accordance with the employee handbook.
  31. Maintain project forecasts and conduct monthly meetings with senior management to review accuracy.
  32. Engage in the bidding process for new projects.
  33. Perform additional duties as required.
