Job Overview

GIS Residential Construction is seeking skilled professionals to join our dynamic team. We are a family-owned enterprise dedicated to fostering a supportive corporate culture that encourages personal and professional growth.

This full-time position comes with comprehensive benefits and offers an exciting opportunity to manage construction projects valued up to $35 million. For those overseeing multiple smaller projects, the total project size will not exceed $15 million. The Project Manager may also provide assistance to senior personnel on larger projects.

Key Responsibilities

1. Oversee and direct construction projects from inception to completion, ensuring compliance with safety and building regulations.

2. Develop and manage project timelines and financial plans.

3. Maintain project budgets by collaborating with estimators and forecasting future costs.

4. Work alongside the General or Senior Superintendent to guide project superintendents.

5. Schedule, direct, and mentor project engineers and support staff, including interns as needed.

6. Identify and address unrealistic scheduling commitments and inadequate planning designs.

7. Communicate effectively with field employees and subcontractors to ensure high-quality construction outcomes.

8. Operate under tight deadlines in a fast-paced environment, coordinating all facets of the construction process.

9. In the absence of a site superintendent, collaborate with senior management to ensure project timelines and budgets are maintained.

10. Ensure adherence to company policies and procedures by project staff.

11. Implement updates to company policies and procedures, ensuring understanding and compliance among project personnel.

12. Cultivate and maintain relationships with clients, subcontractors, and project consultants.

13. Ensure project compliance with all relevant building and safety codes.

14. Interpret and clarify plans and contract terms for staff, clients, and vendors.

15. Prepare contracts and negotiate modifications with architects, consultants, and subcontractors.

16. Secure all necessary permits and licenses relevant to the project scope.

17. Develop contingency plans as necessary and manage activities during unforeseen issues.

18. Proactively identify and address potential issues throughout the project lifecycle to safeguard worker safety.

19. Ensure that quality control standards are met consistently.

20. Formulate and implement action plans to mitigate delays.

21. Engage in the planning process on a daily, weekly, monthly, and annual basis as appropriate.

22. Foster positive working relationships with all company employees.

23. Represent the company positively to promote its goals and objectives.

24. Keep senior management informed of significant issues and take prompt action as necessary.

25. Clearly communicate performance expectations to assigned personnel.

26. Participate in the evaluation of project staff, including recommendations for promotions or dismissals.

27. Ensure comprehensive training for all personnel.

28. Promote a collaborative and positive work environment to enhance employee morale and productivity.

29. Identify, price, and submit owner change orders, and review subcontractor change orders for accuracy.

30. Administer disciplinary actions in accordance with the employee handbook.

31. Maintain and report project forecasts and participate in monthly meetings with senior management.

32. Engage in the bidding process for new projects.

33. Perform additional duties as required.
