Condo Portfolio Manager


Complete Staffing is collaborating with a prestigious Condo Management firm seeking a proficient Property Manager to oversee a portfolio of 15 condominium properties. This role involves direct interaction with property boards and managing all tenant relations and financial aspects.


Key Qualifications:
CMCA and/or CAM certifications are essential for this position. The salary range for this role is between $90,000 and $110,000.


The ideal candidate will possess exceptional customer service abilities, be a self-starter, and thrive in a dynamic work environment. Previous experience in property management or involvement with a property Board of Directors is advantageous.


Responsibilities:
Under limited supervision, the Property Manager will serve as the primary contact for overseeing and coordinating all property management, maintenance, and limited construction activities related to small to midsized condominium, co-op, and townhouse buildings.


The Property Manager is accountable for ensuring that properties are managed efficiently regarding maintenance, accounting, and owner satisfaction.

  • Manage the operations of buildings, including maintenance services and vendor management.
  • Act as the direct contact for resident inquiries and requests regarding building-related issues.
  • Coordinate service orders with maintenance staff or specialized contractors.
  • Assist in creating and maintaining budgets for each condo association while overseeing financial statements.
  • Monitor contracts for compliance and manage costs effectively.
  • Work with the account manager to ensure administrative document compliance, including insurance and assessment collections.
  • Solicit bids for maintenance and construction projects, develop scope spreadsheets, and participate in contractor selection.
  • Conduct quality assurance inspections to ensure proper maintenance and adherence to industry standards.


Maintain comprehensive knowledge of all property management documents (Bylaws, Declarations, Rules and Regulations, insurance certificates, vendor contracts) and operate properties in accordance with these documents.


Perform miscellaneous job-related duties as assigned, including assistance with general property management issues and administrative tasks.


Respond to owner phone calls and inform residents of policies and procedures. Handle emergency issues after hours as necessary.


Requirements:
Minimum of 1 year of experience in condominium property management with direct interaction with Board of Directors. Must possess a CAM license.


Demonstrated excellence in customer service, effective communication, and organizational skills.


Ability to create budgets, track financials, and provide updates. Strong leadership, mentoring, and coaching skills are essential.


A valid driver's license and reliable transportation are required. The ability to work independently and self-manage is crucial.

Education:
Bachelor's Degree and Community Association Management (CAM) certification or higher in property management.

Minimum of 2 years in condominium property management with experience in management, customer service, supervision, administration, and accounting. Background in engineering, architecture, construction, or similar fields is a plus.

Proficiency in all MS Office applications is required.
